Position Summary:

This is a unique opportunity to work in an owner-managed, privately-held real estate company with some of the most talented professionals in the industry.  Firm is seeking a Senior Manager,
Construction / Project Management to join the Irvine Company Office Properties Team in Northern California.  This role will primarily support the Director of Construction / Project Management in the daily management, supervision, coordination, and successful completion of the construction phase of development to meet objectives with respect to budgeting, estimating, value engineering, bidding, purchasing, contracting, and scheduling of all projects. 


Job Duties:


  • Develop, maintain, and update a Historical Cost Database to estimate future projects; liaise with the IC Southern California team to build and update a Master database  
  • Research and report on construction trends, pricing, and best practices
  • Actively participate with internal teams that focus on continuous improvement of the construction process with focus on carrying lessons learned to all future projects 

Pre-Construction Phase:

  • Attend regular Design meetings
  • Review Schematic, Design Development, and Construction Document drawings and work with IC Operations and Planning and Design teams to implement a QA/QC process
  • Review and update project Outline Specifications highlighting IC differentiators to help marketing / pre-leasing efforts
  • Assist Team with resolution of issues related to the City plan check review process
  • Assist Team with producing and analyzing detailed construction cost estimates, inflation factor projections, and labor and material pricing trends with GC input
  • Review, recommend, and implement value engineering opportunities early in the design process
  • Assist Team with developing the Construction Plan with GC (schedule, building sequencing, delivery plan, staging area, fencing plan, erosion control, utility / joint trench)
  • Assist Team with review of bidding, buyout, and contracting process including review of spreadsheets and updating contract monitoring log

Job Duties Continued:

Construction Phase:

  • Regular jobsite visits to assist the team with RFI responses, QA/QC, punch list, and closeout 
  • Assist Team with review of schedule, subcontractor requests and/or information needed, review and approval of change order pricing, and submittals
  • Assist Team with managing design documents.  Work with the GC to maintain an updated set of construction documents posting RFIs, ASIs, and slip-sheeting documents
  • Assist Team with managing shop drawing process
  • Assist with developing a WIP (Work-in-place) forecast at the start of construction and maintain through project completion
  • Assist with maintaining project budget with input from GC, consultant and other entities and present to IC team on a monthly basis
  • Monitor GC’s site safety program
  • Prepare a weekly Construction job progress report to update the Firm’s Executives
  • Collaborate with IC Operations team and manage the acceptance process for completed C&S work, Building interiors, Building exteriors, and Site including all commissioning 

Project Close-Out Phase:

  • Secure Warranty books from GC
  • Secure “As built” drawings from GC
  • Manage GC to secure City Certificate of Occupancy and bond release
  • Ensure Notice of Completion is filed in a timely manner
  • Manage budget process to close out job in timely manner
  • Write “Lessons Learned” report to memorialize important issues to improve future developments projects

Due Diligence Phase:

  • Participate in the due diligence process for potential Developments, Reinvestments, and Acquisition opportunities; prepare detailed Conceptual Construction Cost summaries
  • Prepare estimates based on seller-provided plans, specifications, and reports, in addition to existing Site conditions and reports prepared by the Firm’s consultants
  • Assist in the preparation of Design and Construction consultant RFPs, qualification of RFP responses, and production of detailed Architectural and Engineering budgets, impact fees and permit costs for accurate underwriting

Minimum Qualifications / Other Expectations:

  • Bachelor’s degree in construction or engineering
  • 10-12 years of experience in General Contracting and Construction Management
  • Strong computer literacy, including spreadsheets (Excel and Google Sheets), reports, presentation slides, budgets, and schedules
  • Organized and capable of managing tasks on multiple, concurrent projects
  • Attention to detail executing and building to construction plans and specifications
  • Excellent oral and written communication skills
  • Well-developed interpersonal skills with the ability to establish highly functional relationships within and outside Firm
  • Professional and courteous demeanor with strong focus on exceptional teaming and best-in-class client service at all times
