Position Summary:
Job Duties:
- Conduct regular property inspections to identify maintenance needs and ensure adherence to company standards
- Assist the Operations Manager in the planning and execution of capital improvement projects
- Generate and track work orders for third-party maintenance technicians to address identified maintenance requirements
- Monitor the performance of third-party vendors to ensure they are fulfilling the obligations outlined in their contracts
- Coordinate and meet with on-site vendors, providing property access as required
- Create and manage purchase orders (POs) for maintenance and operational needs
- Oversee the invoice processing for vendor services, ensuring accuracy and timely payment
- Manage small-scale, non-capital improvement projects from inception to completion
- Administer vendor contracts, ensuring compliance and tracking renewal timelines
- Verify that regularly-scheduled maintenance is being performed accordingly to establish schedules
- Ensure all necessary inspections and testing of building systems and equipment are completed in compliance with regulations and company policies
- Act as an Operations liaison and participate in all stages of Retail tenant build-outs
- Meet with Retail tenants, as needed, to address maintenance and operational within their leased spaces
- Contribute to the development of annual financial budgets and forecasts for property operations
- Continuously identify and implement process improvements to enhance the efficiency of property operations
- Support Company financial goals through the effective and efficient administration of operating maintenance budgets
- Coordinate property maintenance activities to uphold the Company's high-quality standards
- Serve as a subject matter resource in developing more efficient and cost-effective methods of maintaining Retail properties
- Implement and oversee maintenance practices that contribute to a positive shopping experience, particularly focusing on the first and last impressions
- Ensure the general maintenance, cleanliness, and orderliness of common areas within the Retail properties
- Manage after-hours and emergency on-call coverage, responding to and coordinating resolutions for urgent issues
- Report to the Property Manager on the status of maintenance activities, projects, and any significant issues, providing updates as required
- Perform other duties and responsibilities as assigned to support the overall operational needs of the Retail portfolio
Minimum Qualifications / Other Expectations:
Education:
- Bachelor’s or technical degree preferred
Experience:
- Five or more years of maintenance or other relevant work experience.
- Previous experience in property management maintenance required for two years
Knowledge, Skills and Abilities:
- Property maintenance skills including basic knowledge of tools, sales, and customer service is required
- Candidate must be computer literate with attention to detail and excellent organization skills
- Must have the ability and confidence to interact effectively with tenants, vendors, peers, and management
- Superior customer service skills
Licenses and Certificates:
- Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
Compensation:
Base Pay Range: $91,100.00 - $121,900.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
