Position Summary:
The Project Manager, part of the Capital Projects Recurring CapEx team, oversees capital project execution. This role ensures adherence to Company processes, policies, and applicable laws, driving quality and consistency. Responsibilities cover the full project lifecycle, from planning to turnover, utilizing a Lean process.
Job Duties:
● Uphold and enforce all Company processes, policies, and safety standards to ensure quality, consistency, and positive project outcomes.
● Manage large-scale capital projects from planning, scope definition, bidding, budgeting, and approvals, through to contracting, community collaboration,
permitting, construction, and turnover, utilizing a developed Lean process.
● Submit documents for internal approval and execution, including; funding requests, project justification, photo documentation and bid documents.
● Coordinate with vendors to ensure timely, cost-effective, and high-quality project delivery, including frequent on-site property walks.
● Assist in developing project scopes, timelines, and schedules based on established standards.
● Maintain and organize project documentation, including vendor bids, purchase orders, and invoicing.
● Utilize SAP-PPM and Coupa to manage project workflows and data tracking.
● Assist in identifying risks and ensuring proper protocols are followed to safeguard residents and company assets.
● Collaborate with Legal, Marketing, and Community teams to coordinate resident communication.
● Respond to resident concerns and coordinate solutions with on-site and cross-functional teams.
● Support the growth and onboarding of the contractor bench, including the removal of underperforming contractors.
● Coordinate projects with Reinvestment, Facilities, Design, and Maintenance to minimize resident and Community Management impacts.
Minimum Qualifications / Other Expectations:
Education: Bachelor’s degree required.
Experience: 2-5 years of project management experience, or related
experience.
Certifications: Project Management or Construction Management a plus
Other:
● Familiarity with financial reporting tools and project management software.
● Ability to multi-task in a fast-paced environment
● Ability to coordinate complex projects across various internal departments.
● Professional and friendly verbal and written communication with internal and
external teams and contractors.
● Must be able to read as-built drawings
Valid California driver’s license; Maintain continuous vehicle liability insurance as
required by state law. (This role requires the regular and frequent operation of a
vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of
this position).
Travel around the region is required, with substantial time in the regional office.
Occasional travel to Orange County is also required for team meetings.
Compensation:
Base Pay Range: $106,300.00 - $144,100.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
