Director, Project Management - CapEx ($145,200.00-$192,600.00)

Position Summary:
The Director, Project Management is focused on assisting the Company in executing capitalized projects to the apartment portfolio to maintain revenue growth and for asset and brand preservation. The project management team collaborates with key stakeholders in several departments to manage the process which includes overall leadership of the project from conception through construction, development of the project vision, scope, and specifications, budgeting, capital approvals, coordination with Community Management, and scheduling.
Job Duties:
- Oversee team and projects in greater Silicon Valley area, must be local and be able to drive to properties
- Implement key departmental processes at the project level, participate in routine process refinement
- Coordinate with internal stakeholders to determine project scope and priorities
- Comprehensively research property history including past: repairs, projects, or opportunities.
- Work with internal and external legal teams as required
- Organize the creation of project budgets and capital requests, iterating through the process as required
- Generate detailed scopes of work and schedules, organizing design elements and specifications
- Review potential projects for any city concerns, title restrictions or HOA constraints, as required by the scope of work
- Manage project plan check and approvals through governing agencies
- Coordinate with consultant, internal design, and community Management to organize project overall
- Review contractor bids and lead the development of value engineering strategies when necessary
- Review long lead materials and procurement strategy to expedite schedule
- Coordinate stakeholder approvals as necessary
- Collaborate on bidder selection, respond to RFIs, review bids, select bidders and pricing
- Ownership of project budget, providing routine reporting in coordination with finance department
- Coordinate and deliver presentations and routine updates for executive team
- Leading a team of one to three people, as necessary
Minimum Qualifications / Other Expectations:
Education & Experience:
- Bachelor’s degree; or equivalent experience in the multifamily industry. MBA or Master’s degree a plus
- (10+ years of experience)
- Candidates with a background in project management, construction, and maintenance preferred
- Background in architecture and/or engineering a plus
Other:
- Ability to lead, coach, and motivate teams to work together to ensure success, support the notion of ‘lifelong learning’
- Adept at managing work independently, while being collaborative with the managing VP at the corporate office in Newport Beach
- Proven track record as a project manager including experience developing multifamily repair and capitalized projects for occupied communities, with expertise in multifamily building systems/structures
- Skilled in reading and interpreting plans, specifications, reports, building codes, and all construction-related systems/assemblies
- Strong understanding of conceptual estimating and budgeting
- Must have well-developed interpersonal skills with the ability to establish highly functional relationships with diverse personalities both within and outside the company
- Able to influence others and effectively negotiate to achieve optimal outcomes
- Convey confidence and maintain composure in urgent and crucial situations
- Embrace conflicts by seeing them as opportunities by acting collaboratively to achieve optimal outcomes

- Understand critical success factors driving the business and implement strategies and/or tactics to achieve results by consistently using sound judgment
- Organized and capable of managing tasks on multiple, concurrent projects
- Excellent oral and written communication skills
- Proficient in Google and PC-based applications. These include but are not limited to: Google Mail, Docs, Sheets, MS Office Suite, Bluebeam Revu, Google Docushare and/or other similar programs
- Must be able to stand for long periods of time, climb stairs, climb ladders, navigate scaffolding, and walk moderate to long distances each day
- Strong attention to detail, excellent time management, and organizational skills
- Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
Compensation:
Base Pay Range: $145,200.00 - $192,600.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
