Construction Coordinator ($77,700.00-$102,900.00)

Position Summary:
Performs work associated with the coordination and inspection of construction projects in support of the construction management team. Coordinates construction scheduling and communication and acts as a liaison to a group of project management concerning bids, subcontracting, progress, and delays. May be responsible for estimates, schedules, materials, and purchase orders as needed.
Job Duties:
- Route documents for approval and execution, including; compiling the proper backup paperwork, identifying appropriate approvals required, final distribution, filing and scanning
- Attend project meetings and take notes when necessary
- Maintain all dates, project costs, square footages and status information on the Project Status Report
- Manage the schedules of two or three construction managers
- Manage the close out process
- Follow through on invoices when necessary
- Sort and file paperwork into project folders, both electronic and paper
- Review and highlight construction related items in the lease.
- Attends training sessions as directed
- Take the success of every construction project in the department personally.
- Thorough understanding of the standard operating procedures
- Good understanding of all contract documents including; leases, master contracts, short and long form contracts, SPAs permits and notices.
- Act as a liaison between the construction manager, the customer, the leasing department, property management, the architect, and the general contractor as required
- Review and analyze pricing and change orders under the supervision of the construction manager
- Fill in for the construction manager at meetings as required. Be able to run a kick off meeting or punch walk unsupervised.
- Able to train a new coordinator and act as a reference for new coordinators
- Able to run a spec suite project under the supervision of a construction manager
- Organize and manage tenant’s Consent to Alter requests
- Perform other duties or projects as requested.
Minimum Qualifications / Other Expectations:
Education & Experience:
- Bachelor’s Degree is preferred
- Up to 3 years of applicable experience.
Other:
- Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
- Ability to multi-task in a fast-paced environment with shifting priorities and deadlines.
- Professional and friendly verbal and written communication aptitude with internal and external customers.
- Strong proficiency with Google Office Suite; knowledge of scheduling software.
Compensation:
Base Pay Range: $77,700.00 - $102,900.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
