Position Summary:

The general manager is responsible for leading all phases of operation of a single community, multiple communities or super-building, including, but not limited to, direct supervision and development of the on-site management team, financial performance to budget and accountability for the leasing, resident relations and maintenance functions. The position provides inspirational leadership, successfully promotes company values, and creates an environment of exceptional customer service for residents, prospects and vendors.

Job Duties:

  • Creates a customer service focused culture for residents, prospects, vendors and employees; responds and resolves resident requests and concerns; leads by example and ensures a proactive approach is adopted for all key customer touch points.
  • Provides leadership to onsite leadership team to ensure goals/expectations are achieved.
  • Responsible for training, onboarding, and development of all team members with focus on employee engagement and retention. Lead, coach and develop direct reports to create a culture of excellence and continuous learning.
  • Manages financial performance of property to include accountability for budget variances providing input for budget and forecast planning and identifying opportunities to increase revenue.  Creates and executes community strategy.
  • Oversees all property operations including leasing, maintenance and resident services.
  • Ensures the condition and quality of the communities meet the Irvine Company standards at all times.
  • Monitors/evaluates key metrics for community; creates renewal and leasing goals; monitors NTV’s; monitors Net Promoter Scores (NPS), social media feedback and follows up as needed.
  • Monitors key performance metrics; ensure plans are in place to achieve company targets.
  • Performs audits and community inspections to ensure policies, procedures and corporate compliance are followed at all times.
  • Partner with Irvine Company Apartment Development to ensure customer service standards and operational key performance indicators (KPI’s) are achieved during ongoing reinvestment projects.
  • Responsible for healthy collaboration and partnership with other departments within Apartments and across divisions

Minimum Qualifications / Other Expectations:

  • High school diploma. Bachelor's degree preferred.

  • 5-7 years related experience; business and financial acumen with ability to read and interpret financial statements.

  • Work is supervised based on achievement of tasks, goals and assigned projects.

  • Work is reviewed for good use of judgment as well as overall quantity, quality and efficiency.

  • Certifications (if any): Industry certifications preferred (CPM, Real Estate License).

  • Other (including physical, motor vehicle, travel, or handling of biological materials or hazardous waste):

                   - Valid driver’s license; valid vehicle insurance.

                   - Ability to communicate clearly and effectively in English,

                     both verbally and in writing. Multilingual ability a plus.

                   - Ability to work evenings, weekends and holidays.

                   - Occasional travel required.
