Position Summary:
The supervisor oversees the Irvine Company Porters and assists in managing the relationship with our 3rd party Janitorial vendors in support of building maintenance, landscape, and management efforts to maintain the community in a clean and orderly condition. The position requires high customer service and leadership skills to support the community by attracting and retaining residents.
Job Duties:
- Perform work using safe work practices. Ensure completion of safety training and actively investigate and mitigate risks. Supervises on-site team to ensure they are following safety procedures.
- Coordinates/directs the work schedule of assigned property Porters; provides ongoing training to assigned Porter team.
- Maintain company standards with respect to cleanliness, community appearance and customer service
- Provide assistance to the maintenance and landscape staff when requested
- Contribute to the achievement of occupancy goals by cleaning vacant apartments and common areas daily, report any maintenance repairs as required.
- Responsible for the maintenance upkeep of various community amenities as assigned by the Community/Service Manager
- Deliver packages, notes, letters and flyers to occupied apartments.
- Complete full/partial paint jobs of units as needed; Paint curbs, touch up walls or fences
- Clean BBQ’s which entails assembling and disassembling, utilizing BBQ cleaners, and scrubbing BBQ’s
- Pick up loose mail, trash, debris, and disposing of it appropriately.
- Thoroughly clean (e.g., wipe down, scrub, dust, sweep, mop, vacuum), restock supplies and clear trash from assigned areas inside of and outside of the community buildings as well as the community grounds.
- Report safety or defect issues to management. Examples:
- Defective equipment, furniture and light fixtures
- Any items left in carport area or other common areas
- Natural gas smell near BBQ areas, in kitchens or any other locations within the community
- Community defects or potential safety issues (i.e. cracked walkways, and stucco)
- Deodorize trash bins, dumpsters & dumpster area, apartments, and bathrooms, as needed.
- Check for burnt out lights and replace any bulbs around and in the buildings, as needed.
- Perform additional duties as assigned.
Minimum Qualifications / Other Expectations:
- High school diploma or equivalent.
- 1-year previous supervisory experience preferred.
- Ability to interact effectively with management, vendors, co-workers, visitors and residents.
- Superior customer service skills.
- Basic computer knowledge (email, and internet browser).
- Prior janitorial experience a plus.
- Constantly stand and walk.
- Occasionally sit, stoop/bend at the waist, squat, kneel, crawl, twist and stretch.
- Occasionally climb stairs and ladders.
- Lift below the waist up to 50 pounds and lift above the waist 36 pounds.
- Push and Pull up to 120 pounds of force.
- Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
- Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus.
- Occasional travel required.
- Ability to work evenings, weekends, and holidays.
- Regular, consistent, and timely attendance is required (non-exempt).
