Position Summary:

The Project Manager provides accountability and oversight of all remediation and water intrusion projects. Ensure that projects meet quality expectations and are completed in a timely manner while still utilizing cost-containing strategies. Promotes positive, proactive customer interactions to make their Irvine Company experience of the highest quality.

Job Duties:

  • Manage all water intrusion and mold incidents including coordinating vendors to perform remediation
    • Timing, start, completion
    • Invoice management, payments, and GL coding
    • Track all incidents to ensure timing and status
  • Provide support to onsite teams in regard to resident management when handling mold situations, timing of displacement, etc.
  • Liaison to Risk Management and Legal for pollution claims, or property damage caused by water intrusion event
    • Ensure Riskonnect system documentation is consistent and accurate
  • Provide continuous tracking and communication to the onsite team through all levels of the remediation process
  • Reporting, trending, and analytics
    • Create annual plan to focus on driving action to reduce water intrusion and mold 
  • Partner with ICAC CapEx Team, or ICAD on systemic issues
    • Diagnose root cause and drive action to eliminate repetitive leaks 
  • Collaborate with leadership on EHS projects to ensure all quality, time, cost, and risk mitigation conditions have been met. Specifically, work with internal departments to ensure the completion of projects that meet Irvine Company standards. Ensure property utilization and oversight of vendors at multiple projects running concurrently.
  • Participate in the development of training modules for maintenance service teams and on-site community teams.
  • Implement comprehensive use of Smartsheets as a tracking tool on each project.
  • Other duties as assigned.

 

Minimum Qualifications / Other Expectations:

Education & Experience:

  • High school completion or equivalent
  • Three to five years of multi-family leadership experience; demonstrated ability
    to develop and implement projects; exceptional analytical skills
  • Work is supervised based on achievement of tasks, goals, and assigned
    projects. Work is reviewed for good use of judgment as well as overall
    quantity, quality, and efficiency.

 

Other:

  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
  • Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability is a plus.
  • Occasional travel required.

Compensation:

Base Pay Range: $104,900.00 - $134,900.00

 

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
