Position Summary:
The Project Manager manages the full lifecycle of property damage repair and reconstruction projects for a designated portfolio of apartment communities. This role ensures all restoration work is completed on time, within budget, and in strict accordance with environmental and safety protocols. By coordinating with onsite teams and external vendors, the Project Manager minimizes unit downtime and performs root cause analysis to prevent recurrence of property damage and water intrusion incidents.
Key Responsibilities:
- Manages the end-to-end repair and reconstruction lifecycle, including inspection, scoping, and site walks, to verify contractor performance and ensure project milestones are met
- Enforces environmental processes and protocols for mold or asbestos incidents by overseeing surveys, air clearances, and containment to ensure regulatory compliance and risk mitigation
- Oversees external contractors, vendors, and suppliers to ensure all maintenance and construction work is performed within company quality standards, on schedule, and within agreed-upon scopes
- Monitors key performance indicators (KPIs) for all assigned projects, such as cost per incident and reconstruction duration, to drive operational efficiency and meet regional goals
- Directs financial and administrative project oversight by managing scopes of work, purchase orders, and General Ledger (GL) coding to ensure budget accuracy through project close-out
- Acts as the primary liaison between onsite teams, Risk Management, and Legal for property damage incidents by providing status updates and coordination for resident communication or displacement
- Analyzes property damage trends and root causes to drive corrective actions and prevention strategies in partnership with Facilities and Asset Management to reduce future regional incidents
Additional Skills:
- Proficient in the use of Salesforce, Coupa, and Google Workspace to manage data, track workflows, and collaborate on team projects
- Proven ability to manage multiple priorities by simultaneously tracking several projects and ensuring all deadlines are met
Preferred Education:
- High School Diploma or GED (or equivalent experience)
Preferred Years of Relevant Work Experience:
- 5 - 8 years
Additional Requirements:
- Project Management Professional (PMP) or Construction Management certifications preferred
- Institute of Inspection Cleaning and Restoration Certification (IICRC) preferred
- Minimum of 5-7 years of experience in multi-family maintenance or construction management
- Preference for 3-5 years of direct experience specifically managing construction and mold remediation projects
- Requires the ability to work on-site at properties approximately 90% of the time to oversee reconstruction activities by conducting inspections and managing vendor progress
- Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
- Ability to work a flexible schedule, including weekends, holidays, and evenings as the business requires
Compensation:
Base Pay Range: $111,700.00 - $147,800.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
