Position Summary:

Performs a broad range of duties for Director, Development Programming & Competitive Analytics including market, demographic, and competitive research. Helps to prepare qualitative and quantitative data driven recommendations for investment of existing assets based on internal and external 3rd party data and research to be approved for dissemination to Senior Executives.

Job Duties:
  • Reinvestment & New Development underwriting contributions
  • Irvine Company Apartment community historic rent analysis & historic financial performance analysis
  • Competitive Market Research - Quantitative and qualitative research into market fundamentals/ trends to understand value drivers in the market
  • On-going “new-to-Irvine Company” product type research and reporting
  • Grey market research and summaries
  • Ad Hoc Research/ Analytics
  • Asset Ranking Analysis
  • Acts as an analytical expert for the ICAC/ICAD divisions to frame optimal business recommendations to senior management
Working Relationships
  • Irvine Company Apartment Commnities Including but not limited to: Community Management, Marketing, Portfolio Management, IT, & Finance
  • Irvine Company Apartment Development Including but not limited to: Apartment Development Design Studio, Reinvestment Project Management, New Development, GIS, & Finance
Problem Solving

This position is intended to be self motivating and operates in a fast paced environment. As a result there will be last minute requests and new tasks and responsibilities that will need to be addressed outside of the standard job description. It will require thinking out of the box, utilizing in house and exterior resources and creative problem solving without prompting.

Minimum Qualifications / Other Expectations:
  • 3 to 5 years of relevant work experience preferred.
  • Bachelor's degree required.
  • Advanced knowledge of MS Excel.
  • Intermediate writing skills.
  • Capable of executing on initiatives independently.
  • Must be detail-oriented, organized and capable of managing tasks on multiple, concurrent projects.
  • Must have well-developed interpersonal skills with the ability to establish highly functional relationships with diverse personalities both within and outside the company.
  • Experience with analyzing large data sets required.
  • Experience with BI reporting tools (including Tableau & WEBI) preferred.
  • Associate must adhere to the confidential nature of the job
Nature & Extent of Supervision Provided to Job
  • Associate will work hand in hand with Director, Development Programming & Competitive Analytics & Sr. Analyst Reinvestment & Competitive Analytics.
  • Due to the fluid nature of the Ad Hoc assignments, Associate will need to be self motivated and concise with delivery & turn around of assignments with excellent communication.
