Position Summary:

   The Director, Construction is primarily responsible for the daily for the daily management, supervision, coordination, and successful completion of all phases of assigned projects. Responsibilities included meeting cost objectives (budgeting, estimating, value engineerings, bidding, purchasing, contracting) as well as successful scheduling of assigned projects. 

Job Duties:
  • Responsible for overall construction management and implementation of renovation projects.
  • Responsible for on-site management of General Contractors performing renovation work including schedule, budget and quality control.
  • Responsible for ensuring schedules are met and unit turns are on time.
  • Responsible for contract administration of projects including the evaluation, approval and processing of change orders. Assists Contracts team in change order preparation.
  • Assists Contracts team in bid coordination and contract preparation.
  • Responsible for monthly budget forecasting and updates with Finance teams.
  • Creates and maintains overall project schedule. Responsible for weekly written updates on project schedules.
  • Collaborates with multiple internal disciplines including Operations, Finance, Design, Contracts and Property Liaison teams.
  • Coordinates project activities and timelines with main office and on-site Operations teams and project liaison teams.
  • Chairs project construction team meetings. Prepares agenda and meeting notes.
  • Coordinates with outside design consultants (Interior Designers, Architects, Landscape Architects, Civil Engineers, Structural Engineers, Mechanical and Electrical Engineers and other miscellaneous consultants) as needed to resolve field and/or design conflicts.
  • Coordinates with in-house interior design team to develop standards and specifications for interior finishes and furnishings.
  • Performs constructability review of proposed projects.
  • Assists with the development of project budgets.
  • Assists with value engineering and other cost savings reviews as needed.
  • Create and manage submittal logs for projects.
  • Ensure that design specifications are properly implemented in the field.
  • Assists with capital requests.
  • Reviews and approves contractor and other vendors’ invoices.
  • Responsible for final close-out of construction contracts.
  • Responsible for post-construction review and evaluation.
  • Ten plus years of related multi-family construction.
  • Ability to work with a wide range of in-house experts.
  • Ability and experience working with Architects, Landscape Architects, Engineers, Interior Designers and Contractors on small and large scale projects.
  • Ability to articulate, both verbally and written, ideas, concepts and strategies in a clear and concise manner.
  • Ability to prepare meeting agenda and minutes, memoranda and letters. 
  • Proficient in reading and understanding construction documents (plans and specifications.)
  • Organized multi-tasker.
  • Attentive to detail. 
Supervisory/Management/Leadership Responsibilities
  • Must be able to manage direct reports and associate responsibilities as needed.
Minimum Qualifications / Other Expectations:


  • Proficient in Microsoft Office (Outlook, Word & Excel) plus Microsoft Project. Bluebeam, Smartsheet and other similar competing programs.
  • 4 year Bachelor Degree and/or equivalent experience in Construction Management of multi-family renovation projects. 
  • Minimum of five years of experience as Sr. Project Manager or Director Construction, with ten or twenty years of experience in multifamily construction. 
Certificates, Licenses, Registrations (Beneficial but not required)
  • CPR Certification 
  • SWPPP Certification 
  • OSHA 10 Hour Certification 
  • Contractor's license
