Position Summary:

The Quality Assurance (QA) Construction Sr. Manager is responsible for oversight of Reinvestment QA/QC facilitation of plans, specifications for consistency with ICAD standards, dimensioning, detailing and sections required for constructability. This position is also responsible for reviewing the ICAD Reinvestment QA Workflow in Smartsheets inclusive of field reports/issues. This position provides construction overview for conformance with waterproofing consultants design and guidelines, proper implementation of acoustical systems, and that the building envelope meets Apartment Development’s quality expectations.

Job Duties:

General: 

  • Plan and specification review for compliance with ICAD waterproofing guidelines. 
  • Plan review for ADA compliance.        
  • Construction site overview for proper implementation of QA programs and Design intent.  
  • Coordination with architect, consultants and construction team 

Plan Review:

  • Review Construction Documents for compliance with Reinvestment / ICAD standards related to waterproofing, sound attenuation, ADA design criteria and that the proper information is provided in the plan sets for constructability.  

Construction:

  • Review RFI’s related to QA.  
  • Attend Construction meetings
  • Assist in problem solving 
  • Review construction for compliance with apartment development/Reinvestment design criteria
  • Review waterproofing consultant field inspection reports
  • Follow up with GC and waterproofing consultant on closure of open items/deficiencies
  • Review implementation of sound attenuation   
  • Assist with turn over walk for exterior building envelope

Closeout Phase:

  • Participate in Post Completion Project Review.  Assist the Development and Construction groups in analyzing lessons learned for positive change (plus delta), for ongoing and future projects. 
  • Assist with the turnover of warranty documents to operations

Other duties as assigned.

Minimum Qualifications / Other Expectations:

Education & Experience: 

  • Bachelor's degree, Construction preferred.
  • 10-15 year experience in wood frame construction.

Other: 

  • Demonstrated proficiency in the areas of plan reading, scheduling, wood frame construction, interpersonal skills, computer skills, ability to communicate, both written and oral, leadership and organizational skills. 
  • Strong knowledge of waterproofing practices and ADA codes
  • Excellent time management and organizational skills. 
  • Exhibit strong leadership qualities.  
  • Must be skilled in reading and interpreting plans and specifications
  • Must have excellent oral and written communication skills.
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law.
  • This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.

Compensation:

Base Pay Range: $123,000.00 - $152,200.00

 

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
