Position Summary:
The Manager of Quality Assurance Plans & Specifications for Capital Projects is a critical role responsible for ensuring the quality and compliance of repair documentation for capital repair projects with Company standards. This includes review of plans, specifications, reports, scopes of work, submittals, and warranty requirements prepared by the Project Manager, third-party consultants and engineers. This position will also help to develop, support and maintain quality control processes, standards, checklists, and workflows used to confirm consultants and engineers have produced a coordinated and complete set of project repair and/or renovation documentation.
Job Duties:
- Work with the Vice President Quality Assurance, Project Management and Construction to develop, support and maintain quality control processes, standards, checklists, and workflows used to confirm consultants and engineers have produced a coordinated and complete set of project repair and/or renovation documentation in alignment with Company standards.
- Participation in Bluebeam reviews and back check of quality assurance review comments.
- Conduct design document reviews to verify completeness, coordination, and adherence to quality standards. Ensure all keynotes, detail references, callouts, and dimensioning, are accurate and complete.
- Check waterproofing and building envelope systems and components for compliance with design standards.
- Review implementation of acoustical attenuation systems and reports when applicable.
- Review Federal and jurisdictional ADA/accessibility standards as defined by consultants.
- Ensure environmental reports and scope of work are present and reviewed when applicable.
- Work with the Project Management team to develop mock-up requirements as needed.
- Review RFI responses through the lens of Quality Assurance.
- Support in submittal review / conformance of the deliverables from the GC as needed.
- Participate in Post-Completion Project Review. Assist the Project Management and Construction teams in analyzing lessons learned for positive change (plus delta) for ongoing and future projects.
- Provide ongoing team training related to Quality Assurance systems, processes, plan reading software, inspection rigor, reporting, implementation of “Lean” management principles, and the owner’s expectation of finish quality.
Minimum Qualifications / Other Expectations:
Education & Experience:
- Bachelor’s degree in construction management or architecture is strongly preferred.
- 5-10 years’ experience in multi-family construction.
- Demonstrated proficiency in plan reading, scheduling, wood frame and concrete construction, interpersonal skills, computer skills, ability to communicate, both written and oral, leadership, and organizational skills.
Other:
- Strong knowledge of waterproofing practices and current building codes.
- Skilled in reading and interpreting plans and specifications.
- Ability to manage multiple priorities with attention to speed, detail, and quality.
- Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
- Ability to communicate clearly and effectively in English, both verbally and in writing.
- Occasional travel required.
Compensation:
Base Pay Range: $111,800.00 - $138,400.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
