Position Summary:

The Manager, Project Management of Reinvestment is focused on assisting the Company make value add investments to the apartment portfolio for the purpose of revenue growth, brand preservation and asset preservation. Project Managers collaborate with key stakeholders in several departments to manage the process which includes overall leadership and coordination of the project from conception through construction, development of the project vision, scope and specifications, budgeting, underwriting, capital approvals and scheduling, as well as overseeing the completion of the finished product.

Job Duties:
  • Lead stakeholder kick-off meetings and develop project scope.
  • Coordinate with ICAC to determine which maintenance and repair items scheduled will be completed as part of the reinvestment.
  • Develop soft cost budgets (consultant and long lead items).
  • Generate project detail and milestone schedules via Smartsheets and MS Project.
  • Collaborate with Programming on market rent study to clarify scope and segmentation.
  • Coordinate with consultants and team members to prepare exhibits for leadership presentations.
  • Write detailed scope & unit spec package and finalize specifications and construction documents.
  • Organize project design elements, submittals and specifications.
  • Review apartment community for any entitlement opportunities, city concerns, title restrictions or HOA constraints.
  • Coordinate and incorporate IT, AV, Security, Wi-Fi, Fire Alarm and Parcel Locker scopes.
  • Submit contract request for consultants (architect, structural, landscape architect, MEP, civil, geo-tech, low voltage, signage).
  • Coordinate DD & CD through Bluebeam for apartment units, common / amenity areas. 
  • Review General Contractor bids and value engineer where applicable
  • Review long lead materials and procurement strategy to expedite schedule.
Job Duties Continued:
  • Draft project budgets and capital requests when the unit bid is complete. Coordinate with Finance on capital request draft, timing, level of approval.
  • Complete preliminary plan review to ensure specifications, call outs, phasing and design intent is complete and accurate prior to submitting to Construction Management.
  • Oversee bid package fulfillment and confirm all items have been included prior to submitting to Construction Administration.
  • Collaborate on bidder selection, respond to RFIs, review bids, select bidders and pricing.
  • City plan check and jurisdictional approvals.
  • Ensure Construction Management and ICAC are aligned on strategy and unit turn comparisons with Business Plan.
  • Update overall project budget as necessary and coordinate with Finance to rerun financial model.
  • Review change orders as necessary. Evaluate for cost impact to overall project budget.
  • Meet with Finance on monthly budget, cash flows, unit turns and project closeout. 
Minimum Qualifications / Other Expectations:
  • Bachelor's degree from a four-year college or university, preferably in a related curricula or equivalent experience.
  • 5 years experience as a development project manager, or evidence of essential skills therein.   
  • Proficient in google and PC-based applications. These include but are not limited to: Google Mail, Docs, Sheets, MS Project, Smartsheets, Bluebeam, Excel, Word, and/or other similar programs.
  • Must have well-developed interpersonal skills with the ability to establish highly functional internal and external relationships.
  • Able to influence others and effectively negotiate to achieve optimal outcomes.
  • Convey confidence and maintain composure in crucial situations.
  • Ensure the delivery of an outstanding internal/external customer experience.
  • Accurately anticipate the complexity and resource requirements of projects/tasks then proactively anticipate and adjust for problems.
  • Skilled in reading and interpreting architecture plans, specifications, reports, building code and all construction-related systems/assemblies.
  • Use sound logic and methods to solve difficult problems with effective solutions in a timely manner.
  • Can make informed decisions and take decisive action with oftentimes incomplete information and under tight deadlines. 
  • Understand critical success factors driving the business and implement strategies and/or tactics to achieve results by consistently using sound judgment.
  • Organized and capable of managing tasks on multiple, concurrent projects.
  • Strong attention to detail; excellent organization, time management, oral and written communication skills.
