Manager, Pre-Construction ( $115,300.00-$165,300.00)

Position Summary:
The Manager, Pre-Construction role is highly collaborative in the overall process of new apartment development. It involves regularly working together with the Development and Construction teams. Additionally, it includes monitoring construction material and labor cost trends, maintaining a Historical Cost Database, preparing regular reports for the Development and Construction Team, and directing external General Contracting partners and Consultants.
Job Duties:
- Keep current on changes and trends in construction materials and labor costs, and prepare regular update reports for review by the Development and Construction Team.
- Maintain and update a Historical Cost Database to draw from in estimating future projects.
- Primary point of contact during early development stages with the general contracting preconstruction teams to direct, validate and analyze their work product prior to submitting to the internal project team.
- Actively participate with internal teams that focus on the continuous improvement of the pre-construction process.
Acquisitions/Feasibility Phase:
- Support the Development team by preparing conceptual estimates based on broker’s packages, preliminary design documents, and/or written narratives to determine the economic viability of a project relative to total construction cost as needed.
Due Diligence Phase:
- Participate in the due diligence process for prospective projects, evaluating and/or preparing Conceptual Construction Cost Estimates based on plans, specifications, and reports, focusing on existing site conditions and reports prepared for the owner by its due diligence consultants.
Design Phase:
- Participate in the Schematic Design, Design Development, and Construction Document phases of the design process offering real-time feedback to the Development Project Manager as the plans and specifications evolve.
- Participate in design meetings to analyze plans and specifications for coordination, constructability, and completeness. Orchestrate efforts amongst the internal and external team members for contemplated value engineering, and report on budget and schedule impacts.
Minimum Qualifications / Other Expectations:
Education & Experience:
- Bachelor's degree from a four-year college or university, preferably in a construction related or engineering curricula.
- Experience in pre-development/pre-construction, conceptual estimating, budgeting, cost analysis, value engineering, cost control, and scheduling.
- Minimum of five years experience as Preconstruction Manager, Purchasing Manager, or Sr. Estimator in multifamily construction.
Other:
- Must be organized and capable of managing tasks on multiple, concurrent projects.
- Must be skilled in reading and interpreting plans and specifications.
- Must have excellent math and accounting skills.
- Must have excellent oral and written communication skills.
- Must have well-developed interpersonal skills with the ability to establish highly functional relationships with diverse personalities both within and outside the company.
- Proficient in PC-based estimating, scheduling, and spreadsheet applications. These include: MS Project, Excel, Word, Blue Beam, and/or other similar programs.
Compensation:
Base Pay Range: $115,300.00 - $165,300.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
