Position Summary:
The MEP Engineer is a vital member of the Capital Projects team, primarily responsible for the daily management, supervision, and coordination of building infrastructure projects. This role focuses on the development and execution of mechanical, electrical, and plumbing systems from conception through completion—ensuring all phases meet objectives regarding budgeting, value engineering, and scheduling. The MEP Engineer collaborates with internal stakeholders and third-party design teams to ensure project documents and technical specifications comply with company standards and applicable building codes.
Key Responsibilities:
- Project Design & Coordination: Lead the development of project documents, coordinating third-party design teams from schematic design through construction documents.
- Technical Oversight: Review schematic designs, construction drawings, and specifications to ensure compliance with Irvine Company standards and building codes.
- Budgeting & Estimating: Organize the creation of project budgets and capital requests, iterating through the process as required to own the project budget.
- Value Engineering: Develop and implement value engineering strategies to maintain project budgets while ensuring system integrity.
- Bid Management: Oversee bid package fulfillment, respond to RFIs, and collaborate on bidder selection and pricing for MEP-specific scopes.
- Construction Supervision: Manage day-to-day processes including scheduling, quality assurance, and execution of MEP plans.
- Site Inspections: Conduct regular job site visits to monitor progress, attend weekly O-A-C meetings, and review schedule anomalies with the General Contractor.
- System Acceptance: Coordinate and manage acceptance walks with General Contractors and Quality Assurance to ensure system functionality.
- Project Close-Out: Secure warranty and "As-built" drawings, and manage the GC to secure Certificates of Occupancy and bond releases.
- Stakeholder Communication: Deliver technical presentations and routine updates for the senior executive team regarding infrastructure status.

Minimum Qualifications / Other Expectations:
- Education: Bachelor’s degree from a four-year college or university in Mechanical Engineering or a construction-related curriculum. A Master’s degree in Engineering is a plus.
- Experience: Minimum of 10 years of mechanical engineering design or project management experience, preferably with 5 years in multi-family construction.
- Licensing: Active Professional Engineer (PE) license in the State of California is required.
- Technical Certifications: ASHRAE HVAC Designer certification is a plus.
- Skills: Proficient in reading and interpreting plans, specifications, and building codes. Advanced computer skills in MS Project, Excel, and estimating applications are required.
- Driver's License: Valid California driver’s license and maintenance of continuous vehicle liability insurance.
- Physical Requirements: Ability to stand for long periods, climb ladders, navigate scaffolding, and walk moderate distances on job sites.
