Position Summary:

Responsible for all Specialty Leasing activities at Fashion Island, and other assigned specialty centers, from prospecting for new merchants through license agreement preparation, display, opening, ongoing daily management of program, and closing.  Efforts to be focused on maximizing revenue in balance with securing unique and visually enticing merchandising that compliments the Center.  

Job Duties:

  • Stays abreast of new concepts for retail centers and prospects to bring them to the Center.
  • Prepares and manages annual Specialty Leasing budget and monthly forecasts.  
  • Identifies appropriate Specialty Leasing opportunities for shopping center at or above market rates.
  • Networks with industry peers for new concepts, comparison deals, average rents, and occupancy rates.
  •  Negotiates all business terms for License Agreements staying within company’s and property’s routine guidelines. 
  • Ensures each merchant has an approved and visually pleasing merchandising plan prior to opening and assists as needed. 
  • Coordinates move-in/move-out needs with operations and maintenance teams in advance.  
  • Establishes and maintains positive relations with merchants.  
  • Consistently enforces License Agreements and daily good housekeeping expectations.
  • Facilitates customer complaints and seeks to bring resolution to situation.
  • Analyzes merchant sales on ongoing basis.
  • Analyzes and qualifies Tenant’s financial strength and operational use.   
  • Maintains contact database.
  • Produces professional and relevant reports as required.
  • Travel as necessary to attend conventions, meetings, prospecting and visiting other centers .
  • Assures Contracts are professionally prepared on designated forms for approval including timely follow-up.
  • Manages each Specialty Leasing Agreement from execution through opening and closing. 
  • Maintains knowledge of trade area and sales trends.
  • Anticipates upcoming opportunities so as to avoid vacancies.
  • Provides relevant information to supervisor to maximize company’s objectives.
  • Maximizes occupancy and income.
  • Complete and full understanding of company’s Specialty Leasing objectives so that little direction is required.
  • Stays abreast of industry trends and matches property’s long term vision, making adjustments where needed.

Minimum Qualifications / Other Expectations:

  • 5+ years of experience in relevant sales or leasing.
  • Professional demeanor with excellent presentation and communication skills (Oral and written).
  • 4-year College Degree.
  • Honed negotiation skills & strategic mindset.
  • Forward thinking mindset to avoid downtime.
  • Large network of contacts with national, regional and local tenants beneficial.
  • Eye for visual merchandising beneficial.
  • Ability to travel one day per week to retail areas in Southern California.

Compensation:

Base Pay Range: $96,000.00 - $147,800.00

 

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
