Position Summary:

The Director, Quality Assurance, Capital Projects is responsible for ensuring the daily execution of repair and reinvestment projects adheres strictly to Company standards. This role provides operational leadership to the Quality Assurance (QA) department. The Director oversees the full project lifecycle from design document review to project close-out. In addition, the role will provide training and supervision of a team of quality assurance managers who provide construction site overview so that all building repairs meet the Owner’s quality expectations including for waterproofing, acoustic systems and building assemblies, and federal and jurisdictional accessibility requirements.  By driving quality consistency across the portfolio, this role mitigates risk and ensures high-quality delivery for all capital reinvestment initiatives.

Key Responsibilities:

  • Manages and leads the Quality Assurance function, including the supervision of Senior QA Managers and QA Managers; responsible for the recruitment, development, and performance management of the team while overseeing the inspection site portal and resource allocation.
  • Reviews plans and specifications during the document development phase for coordination between Architect(s) of Record (AOR) and Engineer(s) of Record (EOR)prior to documents being issued to bid(Title 24, waterproofing, sound attenuation, ADA, specifications, submittal/mock up log, reports, misc scope documents);reviews RFI responses for compliance with current project QA standards.
  • Evaluates approved mock-ups to work installed by the contractor(s) for adherence to approved submittals by the AOR(s) and/or EOR(s) for materials, finishes and aesthetic conformance to Owners quality expectations..
  • Conducts site walks and reviews daily reports to monitor project progress by advising on quality standards during weekly construction meetings.
  • Conducts periodic reviews throughout construction to monitor that building repairs meet Owner expectations and QA standards including for waterproofing, acoustic implementation and accessibility.
  • Manages the QA technology platform and updates as needed to maximize efficiency from one project to the next.
  • Develops and implements training programs for internal teams to enhance quality consistency across the portfolio.

Additional Skills:

  • Strong knowledge of building envelope waterproofing systems, current building codes, acoustic systems, and wood frame/concrete construction.
  • Skilled in reading and interpreting plans, specifications, and complex construction documents.
  • Proven ability to lead, train, and develop a team of quality assurance professionals.
  • Strong oral and written communication skills, with the ability to advise stakeholders on quality standards effectively.

Preferred Education:

  • Bachelor's Degree in Architecture, Engineering or Construction Management.
  • Certified Construction Manager (CCM) certification.
  • Project Management Professional (PMP) certification.

Preferred Years of Relevant Work Experience:

  • 10-15 years’ experience in multi-family construction.
  • Demonstrated experience managing managers and individual contributors.

Additional Requirements:

  • OSHA 30 and industry-standard Waterproofing certifications preferred.
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
  • Occasional travel required.

Compensation:

Base Pay Range: $136,400.00 - $180,500.00

 

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
