Position Summary:

The Director, Project Management, provides strategic leadership and oversight for the execution of capital projects across the apartment portfolio, including deferred maintenance and value-add investments. This role is responsible for the end-to-end project lifecycle, ensuring alignment with corporate financial objectives, underwriting requirements, and delivery schedules. The Director leads a team of project managers and collaborates with cross-functional executives to drive departmental process refinement and portfolio-wide capital approval strategies.

Key Responsibilities:

  • Directs the portfolio-level capital project pipeline and departmental workflows by establishing scalable project management frameworks and recruiting staff as the portfolio expands.
  • Oversees the strategic development of project scopes, budgets, and underwriting for large-scale renovation and investment projects in partnership with key stakeholders.
  • Directs the capital request process and provides high-level financial oversight, tracking portfolio-wide budgets and reporting progress to the senior executive team.
  • Navigates complex plan checks and project approvals by managing high-stakes relationships with governing agencies, internal design teams, and external consultants.
  • Drives the procurement and bidding strategy by overseeing general contractor selection and leading complex value-engineering initiatives to optimize project ROI.
  • Evaluates and refines departmental standard operating procedures and project management workflows to enhance efficiency and consistency companywide.
  • Delivers formal presentations and strategic updates to leadership, serving as the primary point of contact for the status of the apartment portfolio's capital investments.

Additional Skills:

  • Advanced proficiency in project management software and the ability to interpret complex construction documents and pro-forma financials.
  • Strong executive presence with exceptional oral and written communication skills for leadership reporting.

Preferred Education:

  • Bachelor’s Degree (or equivalent experience) in Project Management, Construction Management, or a related field.

Preferred Years of Relevant Work Experience:

  • 7-10 years of related multi-family development or large-scale capital project management experience.

Additional Requirements:

  • Certifications: PMP or relevant construction industry certifications preferred.
  • Travel required.
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)

Compensation:

Base Pay Range: $147,200.00 - $204,300.00

 

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
