Position Summary:
The Director, Project Management is a key member of the Capital Projects Reinvestment team, responsible for overseeing the development of capital projects related to building infrastructure and associated work, ensuring company processes, policies, and applicable laws are followed, and facilitating quality coaching and training of team members.
The Reinvestment Project Management team collaborates with stakeholders across departments to lead and coordinate projects from conception through completion, including vision, scope, budgeting, underwriting, approvals, scheduling, and final product oversight.
Key Responsibilities:
- Provide leadership to a team of one to four direct reports.
- Coordinate with internal stakeholders to determine project needs and priorities. Lead the development of project documents, coordinating third party design teams from schematic design through construction documents. Generate detailed scopes of work, schedules, and organize design elements and specifications related to the project documents.
- Organize the creation of project budgets and capital requests, iterating through the process as required; Own the project budget, and provide routine reporting in coordination with the finance department.
- Lead the coordination with consultants and team members to prepare exhibits for leadership presentations; Deliver presentations and routine updates for the senior executive team.
- Oversee bid package fulfillment; Collaborate on bidder selection, respond to RFIs, review bids, select bidders and pricing.
- Partner with the Construction Management team to ensure project execution, including the review of General Contractor bids and the development of value engineering strategies when necessary.
- Support overall project coordination with Recurring CapEx, Facilities, Design, and Maintenance to mitigate impacts to residents and Community Management. Support software updates and financial reporting.
- Align project execution, process, strategy, and spending with business goals and long-term strategy.
Minimum Qualifications / Other Expectations:
Education & Experience:
- Bachelor’s degree in Mechanical Engineering preferred. A Masters degree in Engineering, or Architecture a plus.
- 10 plus years of mechanical engineering design and/or project management and 5 years of leadership experience required.
- Skilled in reading and interpreting plans, specifications, reports, building codes, and all construction related systems/assemblies.
Certifications:
- Active Project Engineer license in the State of California required, ASHRAE HVAC Designer certification is a plus.
Other:
- Strong attention to detail and the ability to manage multiple projects at one time.
- Strong understanding of conceptual estimating and budgeting; knowledge of current construction market pricing in Northern and Southern California regions is a plus.
- Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
- Travel to San Diego and Northern California apartment communities is required.
Compensation:
Base Pay Range: $147,200.00 - $204,300.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
