Position Summary:

Irvine Company is looking for a Director of Cell Site Business Development that will be responsible for cultivating and growing a portfolio of >100 Cell Sites within California. The ideal candidate will be an experienced telecommunications professional with deep experience working with cellular carriers and negotiating cell tower leases.

Job Duties:

  • Execute strategy to maximize the Irvine Company Cell Site portfolio’s financial performance:
    • Revenue optimization of existing portfolio through thorough competitive pricing analysis
    • Increase Cell Site densification of the Irvine ranch through new builds and co-locations
    • Research new technology shifts (5G, Small Cell, Edge computing) and recommend long-term strategy
  • Establish and cultivate relationships with cellular carriers (Verizon, AT&T, T-Mobile, Dish).
  • Analyze the local competitive landscape and prospective risks to growth to appropriately adjust strategies.
  • Actively identify new business opportunities with carriers/tenants through contacts, research, cold calls, meetings, and presentations. Partner with divisional partners internally to explore feasibility of new builds.
  • Actively market all existing and projected assets to carriers and other prospective tenants.
  • Directly negotiate Site License Agreements (SLAs) with cellular carriers.
  • Prepare and provide monthly forecasts of revenue and profits.
  • Partner with the Director of Contract Administration & Regulatory Compliance to execute all new Site License Agreements, Site Modifications, and other amendments for Cell Sites.
  • Provide weekly status reports to VP of Finance & Administration and President of the division for all lease deals in progress and status of tower build outs.

Minimum Qualifications / Other Expectations:

Education:

  • MBA is preferred, but not required.

 

Experience:

  • 7+ years of experience in negotiating Cell Site leases and/or 5+ years of experience in business development of a similar portfolio of Cell Sites.

 

Knowledge, Skills & Abilities:

  • Strong knowledge of telecommunications technology, Cell Site technology, and industry trends.
  • Able to identify new leasing opportunities for the company’s assets and new build opportunities.
  • Skilled at negotiations to maximize revenue of new SLAs, renewals, and site modifications.
  • Have existing relationships with carrier contacts.
  • Strong business acumen and entrepreneurial mindset.
