Vice President, Tenant Coordination (Retail) ($200,500.00-$288,700.00)

Position Summary:
This role is directly responsible for ensuring all lease obligated interior, utility, and storefront work, whether specific or implied, is completed prior to the delivery of the premises to the Tenant. Her/his duties include all services needed to accomplish this core responsibility, including but not limited to the key responsibilities, with an emphasis on assisting tenants throughout their permit and buildout process while enforcing the lease and Landlord Design Guidelines.
Job Duties:
Effectively leads a team that is responsible for:
- Speaking directly to Leasing partners and Tenants, determining the possible range of scope for the deal/project.
- Facilitating the drafting of Space Cuts, LODs, and preliminary drawings to clarify scope if necessary.
- Translating the determined scope into an Exhibit C (work letter) form for documentation purposes.
- Estimating the scope for deal and budgeting purposes, utilizing a fully developed internal Rough Order of Magnitude form.
- Providing a schedule for each project for both internal and external communication and coordination.
- Engaging Architects and Engineers, through a competitive bid process, to draw the agreed upon scope.
- Scrubbing construction drawings for quality control and cost, ensuring the required scope is covered in the construction drawings.
- Competitively bidding the construction drawings and facilitating the permitting of the construction drawings.
- Producing phasing plans and “storybook” schedules for use with merchants and for internal coordination.
- Negotiating contracts (GMP/GMAX) with General Contractors and scrubbing GMP subcontractor bids.
- Value Engineering and schedule acceleration.
- Overseeing construction project management, including on site inspections, OAC meetings, facilitating RFI conversations, understanding progress in the field, change orders, and pay application review and processing.
- Contract Administration; Close Out and Punchlist Walks.
- Turning over space to Property Management, and ensuring budget and schedule are met and communicated at appropriate intervals.
- This role will manage a team of people, including estimators, project managers, and a contract administrator.
- This role is also responsible for the TC Safety program, and facilitating the ICRP System Impairment program for TC.
- This role will integrate heavily with Leasing, Tenants, Property Management, Development and Design.
Minimum Qualifications / Other Expectations:
Education & Experience:
- Bachelor’s degree (BA/BS) from four year college or university or equivalent experience.
- 15+ years experience in retail management or design.
- Retail and restaurant construction is an absolute must, with a strong preference for a background with both regional mall experience and power center experience.
- Experience in multi story, mixed use retail/restaurant is strongly preferred.
Other:
- In depth understanding of general construction means and methods.
- An understanding of high end, luxury finishes and site work construction is also necessary.
- Construction project management experience in the 5+ years range.
- In depth understanding of GMAX/GMP contracts.
- Proven track record of projects opened on time and on budget.
- Deep understanding of budget reporting and forecasting.
- A keen eye for design.
- Customer friendly service attitude and business approach.
- The ability to pivot and adapt to ever changing business situations and needs.
- Possess a strong understanding of project risk factors, including working knowledge of construction insurance, indemnity, and asset finance is a strong plus.
- Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law.
- This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.
Compensation:
Base Pay Range: $200,500.00 - $288,700.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
