Vice President, Retail Facility Management ($182,400 - $241,800)

Position Summary:

The Vice President, Facilities Management directs retail portfolio operations by managing capital expenditures, executing cost-containment measures, and ensuring regulatory compliance. This role drives asset value, operational efficiency, and leasing acceleration by leading property renovations, sustainability initiatives, and key cross-functional partnerships.

Key Responsibilities:

• Collaborate on the annual business plan and forecast, strategically managing Capital and (non)reimbursable expenditures to maximize value and ensure timely execution.
• Develop and implement retail portfolio cost-containment and gross-margin measures with Retail Properties and other Irvine Company divisions, such as bulk buying, multi-vendor contracts, and preferred customer rates.
• Ensure compliance with environmental standards, including the Americans with Disabilities Act (ADA)/Title 24, water quality management, hazardous materials, asbestos, dry cleaning plants, and service stations, and execute short- and long-term objectives to eliminate site contamination across the portfolio.
• Partner with Leasing, Tenant Coordination, Development, and Operations to design and execute programs that accelerate lease-ups and expedite unit readiness.
• Direct property renovations to enhance customer experience, drive tenant sales, accelerate leasing, and optimize operational efficiency, partnering with Development on common area planning and design.
• Lead sustainability initiatives across retail centers and oversee the Contract Administration department to ensure rigorous policy compliance, accurate recordkeeping, and effective operational tracking.

Additional Skills:

• Deep expertise in institutionalizing quality-focused integrated project management across functions.

Preferred Education:

• Bachelor’s Degree (or equivalent experience)

Preferred Years of Relevant Work Experience:

• 15+ years of progressive Facilities Management experience, with a proven track record of managing complex projects.

Additional Requirements:

• Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
