Position Summary:
The Vice President of Maintenance is part of the Maintenance Services Corporate team and is responsible for (1) supporting on-site maintenance operations, (2) ensuring properties are maintained to Irvine Company standards, (3) ownership of maintenance capital projects and (4) lead all energy management initiatives.
Job Duties:
- Leadership of maintenance of ICAC properties
- Ensure communities are clean, safe, and functional by driving operational strategy and actions
- Partner with Community Management on routine maintenance needs, standards, and expenses
- Collaborate with Design team to ensure proper basis of design, and alignment on standards
- Partner with New Development on maintenance requirements post new construction
- Cross-Divisional leadership on key maintenance committees (FLS, Lighting, Janitorial, etc.)
- Drive innovative solutions to improve efficiency, control quality, or manage expenses
- Lead team of Maintenance Directors that support on-site Maintenance operations
- Influence, guide, and support Maintenance associates (600+) to foster their growth potential
- Drive maintenance policies, standards, and processes to ensure efficiency and quality service
- Oversee vendor management of key vendors, handle escalations, and ensure consistent service
- Manage property maintenance inspection program to ensure properties are well maintained
- Responsible for Apartment Operations operating capital
- Oversee team that plans and executes maintenance capital projects for the Division
- Lead asset preservation strategies and building condition maintenance plans
- Drive planning around useful life and proper function for MEP and building exterior
- Accountable for building annual plan, and 10yr capital plan including financial budget
- Strategize and coordinate research, analytics, and justification for all capital budgeting and projects
- Partner with Apartment Development on repair projects to maintain building condition and safety
- Drive capital investment strategies that optimize spend and ensure brand standards
- Ownership of key Division-wide maintenance programs
- Ownership of preventive maintenance for Division (budget, quality, prevention, completion)
- Responsible for facilities and mechanical systems oversight (pools, elevators, generators HVACs, etc.)
- Oversees Fire Life Safety inspections, repairs and NFPA compliance
- Lead a team responsible for property inspections focused on exterior elevated elements (EEE)
- Supports refinance process, and leads all maintenance projects & follow ups
- Oversee Energy Management for Apartment Operations
- Lead energy management strategies and yield savings; aligns with sustainability objectives
- Drive electrification strategies for Division (EV chargers, net zero goals, regulations, etc.)
- Execute projects that improve energy efficiency and water conservation at properties
Minimum Qualifications / Other Expectations:
Education & Experience:
- BS or BA degree from an accredited University
- 7+ years experience in multi-family maintenance and facilities
- Experience and knowledgeable in apartment construction
- Strong leadership experience and strategic thinker
- 7+ years experience in leading people and teams
- Experience in leading through influence, collaboration, and analytics
- Ability to communicate effectively, both in writing and verbally in a collaborative manner across the organization
Certifications & Other Requirements:

Facilities Management certification is desired but not required

Valid driver’s license; valid vehicle insurance

Ability to work evenings, weekends and holidays when there is an emergency

Travel required to San Diego and Northern California (up to 20% of time)
Compensation:
Base Pay Range: $169,000.00 - $251,900.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
