Position Summary:

Job Duties:

  • Each manager oversees approximately $7,000,000 worth of design and construction per year and is responsible for approximately 2.2 million sq feet of office building
  • Responsible for all design and construction activities related to assigned tenant improvement and re-investment projects within the portfolio  
  • Act as a liaison between the customer, the leasing department, property management, the architect, and the general contractor
  • Assist in the development of space plans
  • Prepare order of magnitude cost estimates with reasonable accuracy
  • Assist leasing in structuring the tenant improvement portion of the lease
  • Review and approve all design and construction pricing
  • Retain, coordinate and manage the architects and general contractors
  • Review and manage design and construction schedules
  • Monitor the quality and progress of the contractor work, ensuring adherence to the specifications and schedule
  • Manage the project closeout process
  • Assist in the training program for the department
  • Maintain overall project budget
  • Maintain project records.
  • Review and approve project invoices
  • Review and approve all project change orders covering both time and money
  • Run kick off meetings, value engineering sessions, weekly project meetings, punch walks, etc.
  • Prepare short or long form contracts
  • Administer any required project value engineering studies, constructability reviews or other special project requirements.
  • Take the success of every construction project in the department personally

Job Duties Continued:

  • Able to hard bid a complex project with numerous alternates
  • Able to manage an average of 30 Tenant Improvement projects or more 
  • Able to assist in the administration of portfolio contractors, subcontractors and architects as required
  • Able to manage a complex, multi-million dollar project with time constraints and a challenging tenant with minimal assistance
  • Able to recognize risk in projects and understands how and when to document The Irvine Company against such risk
  • Has a solid understanding of engineered drawings and MEP systems
  • Has a strong ability to document tenant, architect and contractor delays and collect damages
  • Able to mentor less experienced Construction Managers on their projects
  • Willing and able to undertake special projects relating to the strategic development of the department
  • Able to lead a monthly training session
  • Able to produce an accurate critical path construction schedule when necessary 
  • Able to assist in due diligence on acquisitions
  • Able to act as a construction industry resource for the operations, acquisitions and facilities departments
  • Able to generate a value engineering options list complete with cost estimates  without assistance
  • Able to manage conflict resolution with minimal upper management involvement
  • Able to develop strong working relationships with team and outside Architects, Engineers and Vendors
  • Able to command respect by virtue of strong character; professional manner, knowledge and confidence
  • Lab facility experience preferred (e.g. wet lab, dry lab, clean room, vivarium) 

Minimum Qualifications / Other Expectations:

  • Ten or more years of relevant work experience. Management experience required. Bachelor's degree required.


Additional Qualifications:


  • Computer skills including Word, Outlook, Excel, Project software. Google experience a plus. 
  • Knowledge of construction schedules, procedures and cost estimating. 
  • Working knowledge of local agency certification procedures. 
  • Experience working in office properties.
  • Proficiency with Microsoft Access.
