Position Summary:

Senior Manager is responsible for sourcing off-market, non-institutional acquisition opportunities (existing asset or
ground-up development opportunities) in close collaboration with, and in support of, the Senior Vice President,
Corporate Acquisitions, and the Vice President, Corporate Acquisitions.

Job Duties:

Relationship Development/Deal Sourcing (70%). Work in coordination with the SVP and VP, Corporate
Acquisitions to identify, source, evaluate, and acquire existing office and apartment assets and ground up
development opportunities. Develop and maintain relationships with commercial and land brokers, small to
mid-sized business owners, family trusts or partnerships, and other non-institutional property
investors/developers/operators through a variety of communication channels including face-to-face
meetings, cold-calling, direct mail, email, and social media.

Presentation Development (20%). Aid in the creation of divisional presentations – those intended for
external solicitations and those intended to communicate opportunities to the Company’s division
executives. Compile market research into an easily digestible format intended to educate acquisition
sponsors regularly on changing market conditions, investment trends, investment-relevant market context,
etc. Responsible for ad hoc presentations as needed.

Transaction & Due Diligence Management (10%). Manage (at the direction of the SVP or VP) the team’s
internal review of acquisition opportunities requiring coordination of the Company’s Leasing, Operations,
Design, Legal, Environmental, Entitlement, and Development/Construction teams. Responsibility for
oversight of internal and external consultants to include processing confidentiality agreements, consultant
agreements, scopes of work, and invoices.

Education & Experience

● Bachelor's degree from a four-year college or university, preferably in Real Estate Development,
Architecture, Engineering, Finance, Economics, Business Management, Communications, or Construction
Management, but not required.

● 3-4 years of real estate acquisitions or commercial brokerage experience in Southern California or Silicon
Valley required. Must have demonstrated track record of direct property acquisitions or dispositions. This
experience can have come from within a deal team, but the successful candidate must be comfortable calling
on and presenting to senior decision-makers. Cold calling will be an active component this role’s day-to-day

● Established brokerage, property owner, municipal, and other market maker relationships required.

● Must be extremely organized and capable of managing tasks on multiple, concurrent projects.

● Must have excellent persuasive oral and written communication skills. Must have well-developed
interpersonal skills with the ability to establish highly functional relationships with diverse personalities both
within and outside the company. Ability to excel in a highly collaborative work environment is essential for

Computer Skills
● Intermediate to advanced skills with Google G Suite, MS Office, Salesforce, and Landvision.
