Position Summary:

Reports to a Vice President or Senior Vice President, Finance and Investments

 

The Finance and Investments team provides management, advisory, underwriting and analytical support for the Irvine Company Office Properties Division. Primary focus areas include: i) underwriting for leases and tenant credit, significant capital investments, new development projects and acquisition opportunities, ii) asset level business plans, performance measurement and reporting for the operating portfolio, and iii) property valuation analyses.


The Team works in collaboration with property operations, leasing, asset management, development, acquisition, financing and accounting colleagues.

Job Duties:

  • Understand financial concepts around NPV, IRR and discounted cash flow analyses; lead modeling and analyses at the property level.

  • Lead annual property valuation analyses internally.

  • Lead analytics and underwriting for evaluation of leases, tenant credit worthiness, capital investments, new development projects and acquisition opportunities; suggest optimal structure for deals and credit enhancement.

  • Prepare investment theses, deliverables and financial exhibits to support investment decisions.

  • Help lead the preparation of property business plans each year and monitor asset performance against a variety of benchmarks, including: performance objectives, pro-forma cash flows, leasing goals and forecast yields; help drive analytical insights around operating and financial performance.

  • Help lead quarterly property reviews and forecasts; create summary reports including budget variances, occupancy and leasing updates, operating expenses, capital expenditures and potential loan refinance implications.

  • Monitor market conditions, pricing trends and competitor research; collect market data/reports in support of business plans.

  • Work closely with property operations, leasing and asset management teams for input and guidance on business plans, budget reviews and cash flow forecasts used in valuation and investment analysis.

  • Demonstrate a strong understanding of real estate and investment principles; Visit properties periodically to develop and maintain an understanding of assigned properties, competitors and market dynamics.

  • Lead & support relevant strategic initiatives and internal process improvements.

  • Manage the maintenance of ARGUS and Excel models for assigned properties.

Minimum Qualifications / Other Expectations:

  • Four year degree with a preferred major in business and/or real estate; MBA preferred.

  • Seven plus years of experience in a real estate finance or analytical role.

  • Experience with financial statement analysis and strong understanding of corporate finance concepts.

  • Problem solver and a catalyst for positive change; approaches problems from different perspectives in order to suggest and implement solutions.

  • Strong leadership abilities and able to work well within a highly collaborative team environment, while building trust and credibility with key stakeholders.  

  • Ability to work well in high pressure situations in order to meet deadlines.

  • Demonstrates strong judgment, decision-making, critical thinking, curiosity, self-drive, proactiveness, excellent communication skills (verbal and written), organization, collaboration, and high standards of accuracy and precision.

  • High ownership of work product with dedication and commitment to driving results.

  • Strong project management skills; able to lead multiple projects and assignments simultaneously; able to prioritize and meet deadlines.

  • Superior in Excel, including strong modeling capability; ARGUS experience required.
