Position Summary:

Department leader of the Office Division’s Retail Amenity team with oversight of all on-site amenities including but not limited to: sourcing and performance tracking of food & beverage operations, fitness centers, conference & event centers, dry cleaners, auto detailers, etc.  Direct leasing responsibility including sourcing, negotiating and transacting best-in-class food & beverage operators for assets in the California, Chicago and New York markets.  Work collaboratively with key stakeholders in each region to identify tailored amenity programming for each asset that aims to outperform regional competitors.  Oversee the financial performance of all managed amenities and provide thought leadership and recommendations on opportunities for improved profitability and success.

Job Duties:

  • Collaborate with Division leadership to identify short and long term strategies and objectives for a comprehensive amenities plan across all regions
  • Direct oversight of managed amenities with an owner mindset identifying opportunities for greater profitability, community awareness and customer retention
  • Timely execution of lease transactions from inception to full execution with frequent updates to Regional Leasing & Operation VPs on status
  • Prepare transaction documentation for deal execution including Deal Sheets, lease agreements, executive summaries, project status reports, etc
  • Leverage key constituents in sister Divisions to maximize all resources available including new prospects, marketing channels, reporting, etc
  • Coordinate and lead a quarterly touch base meeting with the Retail Division’s Leasing team  
  • Broadly communicate the current status of projects by sharing the Retail Amenities Dashboard with Directors and above on a monthly basis, disseminating a semi-annual State of the Union highlighting major accomplishments
  • Provide monthly updates at regional Leasing meetings, quarterly updates at Executive meetings and additional updated as required
  • Collaborate with Marketing, Leasing and Operations on developing comprehensive marketing strategies and plans for the highest priority projects
  • Primary liaison with Managed Fitness operators including contract negotiations, on-going P&L review, membership drives, marketing campaigns, etc 
  • Develop and maintain a comprehensive list of industry prospects and executive contacts to continue driving new business
  • Conduct on-going market research and industry engagement to gain knowledge of current market rents, occupancy rates and competitive projects
  • Provide monthly variance comments, quarterly forecasts and annual business plans for all managed amenities in partnership with Financial Planning and Accounting teams
  • Partner with Design, Development and Operations on conference & event center enhancements and operational performance
  • Monitor performance of existing amenities and consult on improvement plans, workouts and terminations as needed
  • Lead a team of retail experts by sharing industry knowledge, negotiation strategy and tactics, positive reinforcement and creative ideas for continue departmental growth
  • Other duties as assigned

Minimum Qualifications / Other Expectations:

  • Four year college degree preferred.
  • 10+ years of deal-making in a retail environment
  • Extensive contacts with cafes, fine dining establishments, independent operators, brokers and other industry representatives
  • Comfortable working in a professional, team oriented and deadline-driven environment
  • Communicator with strong interpersonal, managerial and administrative skill set
  • Strong analytical and presentation skills
  • Excellent communication skills, both oral and written
  • Highly organized and capable of managing several projects simultaneously
  • Exposure and involvement to the construction/development process
  • Business degree or related field of study
  • Participation in industry groups to support the job description


Base Pay Range: $151,000.00 - $246,400.00


Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
