Position Summary:

The Senior Director, Office Reinvestment at Irvine Company Office Properties (ICOP) provides leadership on the Asset Management team to drive its office reinvestment strategy, including value creation and investment performance through expertise in capital improvement investment, development, and construction. You will be responsible for planning and executing on reinvestment projects and managing the strategic capital planning processes. Collaborate with others  across the entire 52 million square feet of office space located in Orange County, San Diego, Los Angeles, Chicago, and New York. Partner with colleagues in asset management, construction, property operations, leasing, financing, accounting, and finance & investments. Interact with other divisions on mixed-use redevelopment, including multifamily and retail teams.

Job Duties:

  • Provide oversight of portfolio reinvestment capital investments, including asset repositioning, outdoor improvements, lobby renovations, amenity enhancements, adaptive reuse, and other major capital projects.
  • In partnership with leasing, asset management and operations, utilize the segmentation framework to strategically identify reinvestment projects, justify the business case, and prioritize/sequence projects appropriately. Develop the required scope of improvements in accordance with established guidelines, segmentation, and brand standards.
  • Manage project budgeting and reporting. Maintain up-to-date budgets and forecasts.
  • Collect and synthesize reinvestment project data, review variance analyses, proactively address budget concerns and issues, and communicate with the executive team and other stakeholders.
  • Obtain input from colleagues (leasing, design, construction, and operations) and coordinate with consultants, including architects and landscape architects, engineers, and other key stakeholders.
  • Oversee the entitlement and/or permitting process on assigned projects to ensure all local, state, and federal approvals needed to complete the projects are obtained. This process can include representation at hearings and community meetings, working closely with attorneys, planners, architects, engineers, and other consultants, and local officials. 
  • Lead the project management of the reinvestment process and coordinate with design, leasing, construction, and operations to ensure seamless execution.
  • Stay informed of office industry trends and understand competitive set properties. Focus particularly on innovative asset repositioning to adapt to a dynamic market.

Minimum Qualifications / Other Expectations:

  • Bachelor’s degree in business, real estate, engineering, finance, economics, or a related field. An MBA, MRED, or an advanced degree is preferred.
  • 10+ years of experience in commercial real estate asset management, development, construction, portfolio management, acquisitions, or related roles. Experience in Office properties is required.
  • Proficiency in developing and managing budgets, financial reporting, and quantitative analysis.
  • Ability to develop and execute strategic business plans, including capital and redevelopment project plans.
  • Proactive, taking initiative to identify and solve problems before they escalate.
  • Ability to interact and communicate effectively up, down, and across the organization, and to manage and leverage the resources of a large, matrixed organization.
  • Strong leadership qualities to guide teams, drive collaboration, and influence stakeholders.
  • Excellent verbal and written communication skills for effective interaction with executives, team members, and external partners.
  • Skilled in negotiating contracts and agreements with various stakeholders.
  •  In-depth understanding of real estate markets, trends, and best practices in the office sector.
  • Proficiency in software tools such as Google Workplace, Microsoft Excel, Word, PowerPoint, and industry-specific applications like Argus.
  • Strong collaborative skills to work with cross-functional teams, including asset management, development, construction, property operations, leasing, design and finance.

Compensation:

Base Pay Range: $191,500.00 - $269,500.00

 

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
