Senior Director, Affordable Housing Operations ($132,100.00 - $194,200.00)

Position Summary:
The Senior Director, Affordable Housing provides strategic leadership and oversight for the division's Affordable Housing programs and Housing and Urban Development (HUD) Communities. This role is responsible for leading and developing associates, driving superior operational excellence, financial performance, and rigorous regulatory compliance across all HUD communities and affordable programs (including Below Market Rent, Housing Choice Voucher, HUD - Project Based, Families Forward, and Irvine Cares), and asset management for Joint Venture communities.
Key Responsibilities:
- Hire, train, coach and manage the performance and development of team members, ensuring established performance metrics and objectives are achieved.
- Maximize the overall financial performance of all affordable units and manage the revenue and expenses to the Business Plan, providing clear explanations for monthly financial variances on the assigned HUD portfolio.
- Strategically develop and institutionalize Affordable Housing policies, processes, and structures to deliver maximum operational efficiency while upholding full regulatory adherence.
- Analyze key performance indicators (KPIs) and execute tactical plans to ensure operational goals are achieved.
- Direct and oversee compliance for all critical affordable programs.
- Deliver strategic market intelligence, on-site feedback, and recommendations to Portfolio Management to optimize pricing strategy.
- Serve as the primary liaison between the Affordable Housing team and external partners (including Housing Authorities, city officials, non profit organizations, and joint venture partnerships) as well as internal corporate divisions (including Government Affairs, Legal, Accounting, and Portfolio Management) regarding affordable compliance or policy changes.
- Develop and implement comprehensive affordable marketing plans for all lease up developments.
- Ensure the physical presentation of the assigned HUD communities consistently meets or exceeds the company’s maintenance standards.
Additional Skills:
- 5+ years of leadership experience overseeing multi-site, large portfolio operations with a strong understanding of affordable housing programs.
Preferred Education:
- Bachelor's Degree (or equivalent experience)
Preferred Years of Relevant Work Experience:
- 10+ years
Additional Requirements:
- Real Estate license required.
- Certified Occupancy Specialist(COS) certification required.
- Housing Credit Certified Professional (HCCP) preferred
- National Compliance Professional Executive (NCP-Exec) preferred
- NAHP (National Affordable Housing Professional) certification preferred
- Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)

Compensation:
Base Pay Range: $132,100.00 - $194,200.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
