Position Summary:
The Finance & Investments group provides analysis, advisory, and decision support for investment activities of the Retail division.
Responsible for analytical and financial support to the Irvine Company Retail Properties division (“ICRP”). The position will add value by providing rigorous investment and transactional analysis, market research, and general analytic advisory support to help drive division financial performance.
The Senior Analyst role is designed to provide quantitative and other analytical support for the entire Retail division, including the executive team. The role will involve:
- Perform underwriting and analytics for all ICRP investments
- Significant interpersonal collaboration within the division, including direct engagement with senior management
- Analyze potential transactions and prepare corresponding materials for the division, Investment Committee, Rating Agencies, and the Board of Directors, among others
- Ad hoc analysis to quantitatively support strategic decision-making
Job Duties:
Specific responsibilities are as follows:
- Perform underwriting and analytics for all ICRP investments, including development, acquisition, leasing, redevelopment and reinvestment.
- Help prepare capital requests for all major investments including production of financial exhibits.
- Actively track project financial performance and communicate results; collaborate with Development, Leasing and Operations to identify areas for additional growth or improvement.
- Perform operational analytics such as tenant credit reviews, renewal fair market rent analysis, and tenant workouts.
- Prepare key deliverables to support investment decisions, including investment rationale memos, financial exhibits, board materials, and internal executive communication
- Monitor performance and key trends for retailers and peer retail real estate companies
- Develop financial models and analytic frameworks to support new strategic initiatives as well as decision-making
- Review and assist with process-level enhancements
- Create ad-hoc analyses in support of corporate and divisional strategic projects
Minimum Qualifications / Other Expectations:
Education:

BA or BS in Finance, Business, Accounting, Economics, Real Estate, or a related field.
Experience:
- 2-5 years in a financial analyst role, real estate background a plus but not required.
Others:
- Self‐motivated, collaborative and highly organized team player with strong attention to detail;
- Ability to thrive in a fast-paced, deadline oriented work environment;
- Experienced with financial statement analysis and a strong understanding of corporate finance concepts;
- Excellent written/verbal communication skills;
- Advanced user of Microsoft suite, with an emphasis on Excel
- Work will take place in our Irvine office with very limited opportunities for remote work
Compensation:
Base Pay Range: $96,200.00 - $122,400.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
