Manager, Property Management - Retail - Irvine/Newport Beach ($80,100 - $117,500)

Position Summary:
Assists with the operational management of a portfolio of neighborhood and community shopping centers in Irvine & Newport Beach consisting of over one million square feet of GLA, as well as the leadership of the portfolio team. Assists with all aspects of the strategic, financial, and operational management of the properties.
Job Duties:
Establishes and maintains positive relationships with retailers
- Responds to retailer questions, concerns and requests.
- Assists in ensuring that retailers are in compliance with lease requirements.
- Monitors merchant and property performance through frequent communication with retailers, including in-person meetings.
Assists in the operations of all properties, including the following:
- Direct one-on-once interface with tenants, providing an outstanding tenant and customer experience.
- Performs regular physical inspections of properties and addresses all maintenance and operational issues to maintain Irvine Company standards.
- Ensures a safe and pleasant shopping environment and preservation of the center’s physical assets, including compliance with all applicable laws, regulations, property and life safety requirements.
- In coordination with the Operations Manager and Landscape Manager, assists with the management of third party vendors to ensure compliance with contract agreements and property standards.
- Coordinates projects with Operations Manager, Landscape Manager, Development and Tenant Coordination teams.
Assists in the financial administration of the property, including the following:
- Creation of budgets, business plans and other reports.
- Review of monthly financial and sales reports.
- Support of leasing and other revenue generating activities.
- Control of expenses.
- Managing accounts payable and accounts receivable.
Partners with, and supports, all other disciplines including Leasing, Marketing, Tenant Coordination, Development, Accounting, Finance and IT. Assists Senior Director, Property Management, Marketing, Sponsorship and other disciplines in the execution of marketing and merchant events, on-site advertising and other common area events and programs. At the direction of Senior Director, Property Management, develops and maintains positive relationships with local businesses, governmental agencies and community organizations.
Minimum Qualifications / Other Expectations:
- 2-4 years of experience in shopping center or commercial real estate management, or comparable experience.
- Proven leadership ability.
- Strong verbal, written, and interpersonal communication skills, with ability to communicate effectively with all internal and external stakeholders.
- Ability to handle multiple tasks simultaneously in a fast-paced environment.
- Bachelor’s degree from an accredited college or university.
- Proficiency in Microsoft Office including Word, Excel, Outlook and PowerPoint software to meet reporting, correspondence and budgeting requirements.
Compensation:
Base Pay Range: $80,100.00 - $117,500.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
