Position Summary:

Responsible for leasing the company’s Orange County office portfolio.  Work with the existing Office Leasing team to provide exceptional customer service while striving to achieve or exceed sales goals.  Also plays an active role in driving our company initiatives. 

Job Duties:

  • Develop and execute marketing plans for the various projects.
  • Prospect for new customers (by phone, direct mail or in person); conduct site tours and business meetings; and maintain a contact database to monitor leasing efforts.
  • Develop and maintain broker relationships to secure and retain customers.
  • Prepare written solicitation letters, proposal letters, lease document requests and maintain leasing status reports.
  • Conduct on-going market research to gain knowledge of current market rents and occupancy rates.
  • Interpret data provided by prospective tenants (financial documents, business plans, etc) and present a summary to support the proposed lease.
  • Effectively negotiate Landlord's position as it relates to various lease provisions.
  • Establish and maintain prospective relations with customers, brokers, community leaders and the general public.
  • Work with other departments and disciplines of the company to achieve the division's goals and objectives.
  • Performs economic analysis as requested.
  • Manages existing lease contracts in accordance with all guidelines.

Minimum Qualifications / Other Expectations:

  • Bachelor's degree preferred, additional experience and/or relevant certifications required.
  • 3-5 years of relevant work experience.
  • Project/process management experience required.
  • California Real Estate Sales License.
  • Must have a high level of proactive communication skill with the ability to successfully modify communication approach based on setting (work or social/entertainment).
  • Experience in commercial Real Estate leasing.
  • Excellent communication skills, both oral and written.
  • A network of contacts with brokers.
  • Knowledge of business, contracts, and commercial construction.
  • Comfortable working in a professional, team oriented and deadline-driven environment.
  • Proven ability to conduct financial analysis.
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law.
  • This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.

Compensation:

Base Pay Range: $71,000.00 - $123,600.00 - may include commission or incentive plan

 

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
