Position Summary:

The Reinvestments Director will be responsible for managing major capital projects from inception through completion across the office portfolio. The position manages project budgeting, feasibility, and stakeholder collaboration to drive value while ensuring all design and construction parameters are met. This role will include investment analysis, strategic capital planning and project management. 

Key Responsibilities:

  • Provide centralized oversight of operating portfolio capital investment, including asset repositioning, outdoor improvements, lobby renovations, amenity enhancements, adaptive reuse, and other major capital projects.
  • Partner with leasing, operations, and asset management  to strategically identify reinvestment projects, justify the business case, and prioritize/sequence projects appropriately. Define the required scope of improvements in accordance with established guidelines, segmentation, and brand standards.
  • Manage project budgeting and reporting by maintaining up-to-date budgets, schedules, forecasts, and projections. Collect and synthesize reinvestment project data, review variance analyses, proactively address budget concerns, and regularly communicate updates to the executive team.
  • Collaborate with internal stakeholders and external design consultants / general contractors to prepare, align, and seamlessly execute capital reinvestment plans.
  • Analyze and ensure project feasibility for redevelopment and repositioning, including researching requirements of municipal bodies, conducting initial feasibility studies, performing market and competing product analyses, and completing land use studies.
  • Develop formal presentations for Senior Management at key design and project milestones.
  • Evaluate design and construction assumptions to enhance project value, integrate tenant lease requirements, and verify that program, budget, and schedule parameters are maintained throughout construction.
  • Proactively establish and maintain industry contacts and market knowledge, staying informed of office industry trends and competitive properties to drive innovative asset reinvestment. 

Additional Skills:

  • Highly proficient in Google Workplace, Microsoft Excel, Word, PowerPoint, and industry-specific application, Argus.

Preferred Education:

  • Bachelor's Degree (or equivalent experience), MBA, MRED or advanced degree preferred

Preferred Years of Relevant Work Experience:

  • 10+ years in  real estate asset management and construction.

  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)

Compensation:

Base Pay Range: $155,000.00 - $200,300.00

 

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
