Position Summary:

The Director of Energy Management is part of the Maintenance Services Corporate team and is a leader focused on (1) sustainability, (2) water conservation, (3) utility cost savings and (4) overall energy management. 

Job Duties:

  • Lead Sustainability efforts for Apartments Division.
    • Partner with all Divisions to drive cross-divisional sustainability efforts.
    • Partner with all Divisions to publish new Sustainability report for TIC all Company.
    • Drive improvements and metrics to showcase Division sustainability efforts.
    • Oversee EV Charger strategy and planning for Apartment Division.
    • Drive strategy for solar implementation where feasible (assess, plan, implement).
    • Support GreenHouse Gas [GHG] protocol and development for ICAC.
    • Monitor all regulations and reporting requirements.
  • Lead utility expense reduction efforts for Division.
    • Utility Monitoring, benchmarking, reporting and analytics.
    • Perform monthly utility reviews (using EnergyCap) to find opportunities to reduce utility cost. 
    • Perform property walks and identify opportunities to reduce utility cost.
    • Drive the project management and execution of actions that reduce utility cost.
    • Monitor vacant unit usage and drive action to reduce cost.
    • Monitor and manage rebates and incentives for the apartment division.
    • Identify trends, handle failures, and partner with capital team on planning replacements.
  • Oversee resident utility billing bill back program for Division.
    • Oversee utility billing vendor to ensure expense vs other income is maximized.
    • Review each billing service (water, sewer, trash, gas, electricity) for optimal recovery.
    • Ensure proper billing and sub-meter maintenance is occurring.
    • Monitor and make improvements in billing program & auditing service where necessary.
  • Water Conservation Efforts. 
    • Identify projects that improve water conservation at the properties. 
    • Monitor water penalties and address repairs with the on site teams.
    • Work in partnership with Landscape Management on water monitoring and reduction efforts.
  • Utility Project Coordination.
    • Represent Apartment Division, but partner with Corporate Energy Management team.
    • Partner with Capital Team to ensure proper budgeting and ROI on utility projects.
    • Provide utility audit support and best practices.
    • Provide recommendations for controls and technology improvements. 
       

Minimum Qualifications / Other Expectations:

Education & Experience: 

  • BS or BA degree from an accredited College or University is preferred
  • 5+ years experience in utility management.  
  • Proficient in Excel and Google applications
  • Preferred experience with Energy Cap
     

Other: 

  • Valid driver’s license; valid vehicle insurance
  • Ability to communicate clearly and effectively in English, both verbally and in writing.  Multilingual ability a plus
  • Ability to manage multiple priorities with attention to quality, speed and detail
  • Travel required to San Diego and Northern California apartment communities  (up to 10% of time).
     

Compensation:

Base Pay Range: $146,100.00 - $182,500.00

 

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
