Position Summary:
The Director, Digital Marketing is responsible for shaping the future of the Apartment Division's digital marketing, driving resident acquisition and retention through impactful and data-driven marketing strategies.
Key Responsibilities:
- Develops and executes a robust and comprehensive digital marketing strategy focused on maximizing qualified lead volume, minimizing undesired cross-campaign cannibalization, and achieving divisional business goals.
- Directs and optimizes all core digital channels (Paid Search, Local SEO / Reputation Management, Social Media, Internet Listing Service (ILS), and Email Marketing) to drive qualified traffic, lead generation, and resident engagement. Ensures integration and consistency across all platforms in partnership with internal and external teams.
- Establishes Key Performance Indicators (KPIs), tracks progress, and utilizes advanced marketing analytics to generate actionable insights, continuously optimizing campaigns for maximum return on investment and achieving marketing objectives.
- Leads and manages a digital marketing team, providing training, mentorship, coaching, and managing team and individual performance. Leads the relationship with the external digital media agency and ensures a cohesive, data-led digital experience.
- Maintains expert knowledge of the evolving digital landscape, actively researches emerging technologies (e.g., Artificial Intelligence, marketing automation), and implements innovative solutions to optimize the online presence and enhance the resident experience.
- Oversees, negotiates, and manages all digital marketing contracts and purchase orders (POs). Institutes financial rigor in processes and ensures adherence and discipline to the budget, proactively identifying and addressing variances to secure optimal financial terms and accountability.
Additional Skills:
- In-depth knowledge of digital media strategy across channels and acquisition campaigns for paid search (Google, Microsoft), social media (Meta, Snap), and programmatic display.
- Strong analytical and problem-solving skills to synthesize campaign and customer data from platforms including Salesforce Marketing Cloud, Tableau, Ad Platforms, Amplitude, and Looker to translate insights into actionable strategies.
- Experience in developing and managing digital marketing budgets and paid media plans. Strong financial acumen and attention to detail.
- Strong communication, collaboration, and presentation skills to partner effectively across internal and external stakeholders and cross functional teams. Proven ability to prepare and present strategic executive presentations
Preferred Education:
- Bachelor's Degree (or equivalent experience)
Preferred Years of Relevant Work Experience:
- 7 - 10 years

Compensation:
Base Pay Range: $149,100.00 - $190,400.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
