Position Summary:

The Vice President, Operations will report to the Executive Vice President, Operations and be responsible for overall operations strategy/execution, related financial and project execution, and customer/employee experience. The role will partner closely with Regional leaders in asset management, leasing and construction to drive both asset and enterprise value in the Chicago and NY markets. Will consider full-time located in Chicago or oversight from CA with a high degree of travel.

Job Duties:

  • Close collaboration with Asset Management, Leasing, and Construction leadership to deliver on asset performance, Region performance, and long-term value creation.
  • Key liaison/relationship with Accounting, Tax, legal, Communications, Risk Mgmt, Technology enablement, Sustainability committee and other centralized groups.
  • Responsible for leading regional operating strategies aligned with Divisional priorities through both direct and 3rd-party personnel to drive key results. Establishing KPIs, white labeling, goal setting, performance measurement and conflict resolution with 3rd party companies.
  • Demonstrate and leverage knowledge of Class A/trophy high-rise, including a keen understanding of competitor strategies and market trends.
  • Demonstrate and execute talent management objectives, including customer, financial, project management, leadership, and professional development skills.
  • Responsible for monitoring staffing needs, G&A budget, recommendations on compensation, promotions and performance and oversight of the Chicago office.
  • Provide strategic direction around operations primary responsible areas of annual business plan, quarterly forecasts, and other high-level financial and planning requirements.
  • Identify trends and opportunities in portfolio P&L, including opportunities to increase margin through miscellaneous income categories, operating expense management, and timely execution of approved business plans.
  • Monitor portfolio leasing trends/activity to align related operating/customer strategies.
  • Accountable for tracking performance through variance reports, delinquency reports, risk management, and other performance measures. Identify opportunities to drive operating results.
  • Work with project teams to execute operating capital strategy, including reviewing justifications as well as accountability for timely execution. Approve portfolio expenditures in accordance with company policies and established delegation of authority.
  • Ensure execution of elevated customer relation programs, preventative maintenance performance, safety, and emergency preparedness programs for the portfolio.
  • Lead efforts that drive company culture, hospitality-inspired customer experience delivery, and execution of high touch and quality amenities.
  • Strategize with direct reports on the performance of 3rd-party management, and service providers, and seek opportunities for driving value through high performance and cost containment.
  • Coordinate regular communication with Asset Management, Leasing, Construction, Development, Finance, and Accounting to ensure effective communication/collaboration and execution of regional priorities.
  • Support corporate teams as needed in due diligence, underwriting, capital planning, financing, tax strategies, and transitions as required.
  • Lead one or more Divisional disciplines or committees and foster productive collaboration with peer group, other department leaders and cross-divisional partners.
  • Represent the Company and reinforce the brand in Region, Industry events, local government, and related opportunities.
     

Minimum Qualifications / Other Expectations:

  • Bachelor's Degree and/or equivalent experience required; MBA preferred
  • State of IL real estate license required
  • Demonstrated, strong understanding of construction management/process, leasing execution, accounting process, risk management to ensure execution of holistic internal and customer experience. 
  • Demonstrated ability to drive profitability, value creation and be an important brand ambassador for the IC brand.
  • Proficient in applicable programs in Microsoft and Google.
  • Direct experience in the Chicago/NY market or demonstrated ability to quickly learn/adapt to new regions.
  • 10-15 years of Office commercial property management and leadership experience
  • Based in Chicago or ability to travel as needed to support Chicago/NY Operations strategy/execution 

Compensation:

Base Pay Range: $211,000.00 - $301,900.00

 

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
