Position Summary:

The Sales Director plays a key role in Irvine Company Apartment Communities to cultivate a world class sales organization while providing strategic thought leadership and support to the sales leaders (Leasing  Managers, Sr. Leasing Managers, Community Managers, and General Managers) within their Vice President Region to successfully achieve business plan targets.

Job Duties:

Leadership/Associate Development

  • Achieves business plan targets through partnerships with SDs, VP, and Revenue Management. 
  • Drives exceptional performance results through employee development, performance management and training; assists in recruitment, on-boarding, training of new associates.
  • Partners with the senior leadership team to identify sales obstacles within their submarket and develop strategic action plans. 
  • Coaches and develops Sales Leaders to ensure optimal Sales Leadership throughout the Region.
  • Collaborates with the regional leadership team to actively drive company initiatives and ensure the success of new technology rollouts and program adoption rates
  • Leads & supports leasing  and renewal goals within their VP Region; establishes leasing and renewal objectives.
  • Initiates a Sales Action Plan by collaborating with business partners to drive traffic, sales and increase renewal closing ratio monthly/quarterly.
  • Supports the sales leaders (Leasing Managers, Sr. Leasing Leasing Managers, Community Managers, and General Managers) by setting clear goals to achieve results. 

 

Performance/Responsibilities 

  • Monitors sales performance in the Region; Proactively identifies areas for potential improvement and development.
  • Partners closely with the Leasing Manager Regional Support to align with company goals, regional performance, new initiatives and strategy. 
  • Plays an active role in ensuring the success and monitoring of the commission structure and Presidents Club Program.
  • Partners with Marketing to create and monitor new initiatives that will increase traffic in the portfolio.
  • Collaborates with Customer Resource Center Leads to remain calibrated on phone call quality, call to tour conversion, ILS conversion, and traffic strategy.
  • Partners with the Corporate Loyalty Program Account Executive to increase traffic to the Submarket through strategically targeted large employers or new companies within their VP Region.

 

Customer Experience/Marketing

  • Review feedback on ad sources to ensure optimal customer experience; provide strategy and recommendations to Directors and VP.
  • Stay up to date on market trends and surrounding competition in order to remain competitive and to be equipped to share unique community attributes.
  • Give feedback on sales tour path, including common areas and models, to ensure cleanliness and quality control.
  • Promote a culture of excellent customer service at all communities.
    • Review all Net Promoter Scores (NPS), online reviews and customer surveys to identify training opportunities and correct identified issues.
    • Be a resource to provide best practices to prevent or resolve customer concerns.
    • Develop action plans to improve customer service performance as needed.
    • Provides world class customer service by being solution oriented, following through with commitments and utilizing creative problem solving.
  • Promotes positive, proactive resident relations by working to make the living experience, particularly the first and last impressions, of the highest quality.

Minimum Qualifications / Other Expectations:

Education

  • Bachelor’s degree preferred 

 

Experience

  • Five to Seven  years experience in sales management environment
  • Sales and Sales Training experience preferred
  • Strong program management skills
  • Business and financial acumen with ability to read and interpret financial statements

 

Authority

  • Work is supervised based on achievement of tasks, goals and assigned projects.  Work is reviewed for good use of judgment as well as overall quantity, quality and efficiency.

  • Valid driver’s license; valid vehicle insurance
  • Occasional travel required
  • Ability to communicate clearly and effectively in English, both verbally and in writing.
