Position Summary:

This position is responsible to lead and develop a portfolio management team to successfully achieve or exceed financial/leasing goals.  Ensure key results are achieved through appropriate operating activities and behaviors of the team.  Conduct regular audits to ensure operational excellence.

 

Note:  The difference in level between Director and Senior Director is the years of experience, size of the portfolio and size of the staff overseen; direct and indirect reports as well as third party service teams.

Job Duties:

Strategic Leadership

  • Coordinate with Vice President, Operations and Leasing team to develop asset strategy/ tactical plan for each project.
  • Apply good business judgment, calculated risk and analytics to decision making/prioritization of projects.
  • Assess, obtain and leverage both internal and external resources to eliminate hurdles/ accelerate key results.
  • Understand and support the ICOP Mission and core values and global interests of the Irvine Company.
  • Foster the synergy between Divisions by regular communication and partnering within the region.
  • Track competitive set and work place trends to identify opportunities and to decommoditize product type and create progressive work environments.

 

Operational Excellence

  • Provide financial /operational oversight for a portfolio. Analyze and report consolidated results.  Create value for the division via the oversight of a major contract or participation in a key initiative.
  • Identify and promote opportunities for simplification, process improvement, teaming and innovation.  Measure and report on results.
  • Identify and promote opportunities for exceptional customer loyalty as measured by NPS, retention and increased occupancy rental rate.
  • Establish high performance expectations for property care, utilize KPIs to measure performance to meet or surpass goals and regularly audits processes to identify areas of improvement.

 

Talent Management

  • Coach and mentor team of direct reports.
  • Create career paths and opportunities for advancement of rising stars and functional experts.
  • Provide timely and constructive performance feedback. Acknowledge and reward good performance.
  • Infuse and apply the culture of accountability (OZ Principal).
  • Proactively review roles and responsibilities to ensure office efficiencies, team alignment and project assignments are effective while providing challenge for the individual team members.
  • Develop a sphere of influence within the organization to ensure the team is reaching out to other departments fostering relationships interdepartmentally.
  • Develop team presentation skills and participate in leasing/touring and other critical cross-over skills.

Minimum Qualifications:

  • Bachelor’s Degree and/ or 10+ years in real estate or a leadership position
  • Proven ability to successfully lead a large team of direct and indirect reports
  • Persuasive communication skills, both written and oral
  • Critical thinking and financial aptitude
  • Team orientation
  • Adaptable / Change Agent
  • High emotional intelligence (ability to manage one’s own emotions and that of others)
