Position Summary:

Responsible to maintain property systems including HVAC, electrical and plumbing.  Performs general building system maintenance as requested.  Leads the work of assigned teams to ensure tasks are completed timely and in accordance with all safety standards, policies and procedures.

Job Duties:

  • Maintain professionalism at all times with co-workers, contractors and customers.
  • Assist team with overall daily operations, maintenance and repair of HVAC, electrical, plumbing, and general maintenance requirements of building.
  • Respond, prioritize, complete, and follow-up on customer service requests per Company policy.  Utilize work order system per Company policy.
  • Subject to property needs, Lead Engineer may be required to be in service request response rotation permanently, or on an as-needed basis.
  • Support team in completing service requests, troubleshooting, repairs, and preventive maintenance of any kind as required.
  • Report all known safety hazards, equipment issues and customer concerns to supervisor.
  • Share knowledge and train team on troubleshooting, repairs and maintenance tasks as required. 
  • Manage workflow of service requests, pm’s and projects to achieve target results.
  • Review dispatch Angus work order and pm reports on a weekly basis and respond to abnormalities.
  • Ensure required HVAC equipment operational checks/logs are performed and review on a weekly basis. 
  • Ensure required fire pump(s) and/or emergency generator(s) run tests are performed as required.
  • Review water treatment logs on a weekly basis, and work with water treatment contractor to ensure equipment is adequately protected.
  • Ensure training and adherence to building emergency procedures. Ensure Emergency Binder is updated annually or as changes occur.
  • Ensure TI construction is managed per the “Engineering TI Checklist”.
  • Coordinate and maintain base building/TI plans, closeout packages, O&M manuals, sequence of operation, and commissioning acceptance testing as required.
  • Ensure building records and permits are maintained the “Records Management Guidelines”.
  • Routinely inspect buildings, grounds and equipment for unsafe or malfunctioning conditions.  Document findings, and develop and communicate action plan
  • Inspect buildings and grounds for malfunctioning equipment building issues and unsafe conditions.
  • Evaluate and make recommendations to upgrade maintenance operations and/or implement savings opportunities.
  • Coordinate maintenance efforts with outside contractors and technicians as directed by Chief Building Engineer.
  • Work with (Sr.) Chief Engineer and Property Manager in planning and controlling expense/capital budgets.
  • Create/Deliver written and oral reports for (Sr.) Chief Engineer or others as required.
  • Assist (Sr.) Chief Engineer in developing scopes of work and managing bid process for applicable projects.
  • Ensure all IIPP safety training is completed and documented per Company policy.
  • Intermediate-Advanced level use or energy management system.
  • Order parts and supplies as required, maintain stock and inventory control.
  • Maintain all work areas in a clean and safe manner.
  • Respond quickly to emergency situations.
  • Perform duties in compliance with all applicable codes, regulations and standards of all authorities having jurisdiction.
  • Comply with Company policies, procedures and directives.
  • Performs other duties or projects as assigned or requested.

Minimum Qualifications:

  • High school diploma or equivalent.
  • Proven customer service skills, decision making/problem solving skills, and communication skills 
  • Minimum 5 years of experience in office building engineering preferred
  • Completion of one College or Technical School HVAC certification program preferred
  • Completion Of Building Operator Certification Level I and II preferred
  • EPA 608 Universal License
  • Intermediate-Advanced Energy Management Training
