Position Summary:

The Sales Manager is responsible for the apartment leasing function (“Sales”) for a Pod, Superbuilding or group of Communities. This position ensures optimal sales and occupancy performance through successful personnel management of the Sales Team, knowledge of market conditions, management of available units and analysis of performance data. This position leads by example to set a high standard for the sales process, excellent customer service and achievement of budgeted goals.

 

Job Duties:

Management of the Sales Team

  • Provide personnel management to a group of Sales Specialists (“the Sales Team”)
  • Monitor the activities of the Sales Team, shadow Sales Specialists and provide coaching and training as required
  • Set goals for performance and hold the Sales Team accountable for those goals on a daily, weekly and monthly basis
  • Conduct daily meetings to review goals and maintain communication with the Sales Team
  • Manage the communication with the Company’s call center to ensure appointments and guest cards are transmitted accurately and followed up on by the Sales Team
  • Manage ongoing, informal contests and create incentives, as required, for the Sales Team to reach targets
  • Directly lease apartments to both train associates and fill-in as required
  • Identify training opportunities and work with Sales Director and/or Training Department to deliver needed training programs
  • Utilize outside competitive shop companies to identify areas of opportunity

 

Review of Market Conditions and Reporting

  • Monitor reporting to analyze weekly trends in traffic and leasing performance to set goals for the Sales Team
  • Review data from Company’s call center to ensure guest cards and appointments are being handled appropriately by Sales Team
  • Manage the updating of the Community’s competitive market survey on a weekly basis 
  • Understand each Community’s unique attributes within a Pod or Superbuilding to assist the with pricing decisions and management of the Sales Team
  • Shop competitive properties on a recurring basis and maintain detailed knowledge of the submarket and competitive properties to assist with pricing decisions
  • Advise General Manager of sales performance trends and changes in the submarket and competitive properties
  • Review marketing sources, coaching metrics, prospect management, survey results and other measureable sales metrics

 

Management of Community Sales Product

  • Review sales tour path daily, including common areas and models, to ensure cleanliness and quality control
  • Ensure quality Community aesthetics and curb appeal daily
  • Walk vacant units on a frequent basis to ensure the quality of product
  • Maintain a detailed knowledge of unit inventories to advise on pricing decisions
  • Monitor unit status reports and check vacant units to advise Sales Team on targeted units
  • Identify target units and review for optimal sales presentation

 

Management of Advertising

  • Review Internet Listing Services, all ad sources, and the ICAC website on an ongoing basis for content quality, photography quality and pricing accuracy
  • Manage Craigslist posting process and other onsite advertising initiatives, as directed by the General Manager and Marketing Department

 

Ensuring Excellent Customer Service

  • Lead by example to promote a culture of excellent customer service at each Community
  • Review all Net Promoter Scores (NPS), online reviews and customer surveys to identify training opportunities and correct identified issues
  • Develop action plans to improve customer service performance as needed

Minimum Qualifications:

High School Diploma/BA with 4-6 years of experience as Leasing Consultant/Assistant Leasing Manager or directly related experience.
