Position Summary:

The Construction Coordinator is primarily responsible for the daily management, communication and coordination with ICAC Property, Residents, Site Security and General Contractor on site to insure the safe, clean and timely execution of reinvestment work with minimal impact to the residents.  In addition, the Construction Coordinator will support Construction with Pre-Construction and Forward Planning activities.

 

Job Duties:

Construction Phase:

  • Work closely with Construction Manager to prepare and issue resident notifications for occupied construction repair projects via written, electronic, and verbal delivery. Manage the reservation of construction day suites, in conjunction with property management, for the duration of the repair.

  • Provide daily monitoring of construction jobsite appearance, aesthetics and conformance with Owner’s standards, as well as coordination of resident ingress and egress during construction work hours.

  • Participate in weekly construction team meetings as well as Resident Open House informational events as they occur within the duration of the project.

  • Perform ongoing quality control, quantity verification, and production schedule tracking throughout project duration.

  • Manage contract security guard detail for both daily staffing requirements and individual employee performance.

  • Support Construction Team with Pre-Construction, Forward Planning, and constructability Plan Reviews.

  • Process construction contracts and change orders in Contracts Department platform.

Minimum Qualifications:

  • Three to Five years of relevant construction work experience

  • Must be able to stand for long periods of time, climb stairs, climb ladders, navigate scaffolding and walk moderate to long distances each day.

  • Must be organized and able to multi-task.

  • Have a bias for action as this role is fast-paced with responsibility for multiple sites.

  • Strong Microsoft Excel experience.

  • Strong written and verbal communication skills.

  • Strong attention to detail.

  • Excellent disposition and customer service skills

  • Must have well-developed interpersonal skills with the ability to establish highly functional relationships with diverse personalities both within and outside the company.

  • Must have working knowledge of Microsoft Project or Smartsheet scheduling software.

  • Must have experience managing construction scheduling.

  • Must be able to read construction plans/blueprints.

Education & Experience

  • High School Diploma or equivalent.

  • Minimum of three to five years as Construction Coordinator, Construction Administrator, or equivalent, supporting and coordinating construction activities in occupied properties.

Computer Skills

  • Proficient in PC-based estimating, scheduling, and spreadsheet applications. These include: Timberline, Prolog, MS Project, Excel, Word, Access, BlueBeam, Google Doc, Google Sheets and/or other similar programs.

Certifications, Licenses, & Registrations (Prefered, not required)

  • CPR Certification

  • SWPPP

  • OSHA 10 Hou
