Position Summary:

The Sr. Strategic Buyer is responsible for working on assigned strategic commodities as designated by the Sr. Director of Procurement. Position will be responsible for sourcing, negotiating, implementing and administering long term service/supply agreements for MRO and Facility Management related commodities. Key responsibilities include leading/participating in cross-functional teams, researching commodity best practices, identifying and developing new vendors, achieving cost reduction initiatives, managing risk and driving for the best return on investment for the Irvine Company.

Job Duties:

  • Responsible for the strategic sourcing of products and services across business lines, interfacing with both internal customers and external vendors to develop the highest ROI that meets or exceeds the end users expectations.
  • Source Facility Management contractors and create contracts for building systems such as elevators, electrical systems, air conditioning, and fire safety equipment.
  • Collaborate with leadership on strategic sourcing initiatives. Specifically, work with internal departments to build RFP's and SOW's in order to bid strategic projects for MRO Services.
  • Experience in procurement of MRO (Maintenance Repair and Operations) and indirect procurement for a real estate, apartment community and/or multi-location.
  • Knowledge in Facilities Management, Maintenance Services, Service Contracts, MRO Spend, Indirect Spend Management, and Strategic Process Management 
  • Understand industry and division processes/procedures to optimize lead time, service levels and cost effectiveness, including capacity planning.
  • Review specifications to understand internal stakeholder expectations, budgetary requirements and savings opportunities in order to satisfy project deliverables and timelines. 
  • Ensure that vendors or service providers comply with all Service Agreements and regulatory requirements for the products/services that they provide by performing audits and business reviews with key vendors.
  • Contribute to the development of business system initiatives and enhancements.
  • Drive continuous improvement with vendor relationships by communicating objective performance metrics, focused on lead time reduction, on-time delivery improvement, quality improvement, and cost reduction.
  • Evaluate and measure contractor performance via business reviews and initiate corrective action plans when expectations are not met. 
  • Lead the development and execution of the global commodity strategy and purchase agreements for assigned commodities.
  • Act as a liaison with Community Development for the transition of new communities to Operations, including the purchase of capital equipment and specification of necessary service contracts
  • Accountable for quality, delivery and long-term assurance of supply/service objectives. Responsible for development of sourcing strategies/concepts and translate these into solutions for the internal stakeholder.
  • Prepare and analyze reports as needed.
  • Responsible for working with Cross-Divisional Commodity (D2D) teams to help drive innovation and increased quality while leveraging buying power through strategic management techniques.
  • Perform additional duties as assigned.

Minimum Qualifications:

BS or BA degree from an accredited College or University desired

Multi-location management and/or Apartment Management, Facilities Management, Maintenance Experience preferred.

Must be proficient in Word, Excel (spreadsheets: creations and input) Adobe and Outlook, telephone etiquette, professionalism, excellent communication and written skills/ customer service; ability to interact with all levels of management.

2+ Years Procurement/Purchasing experience required.  Prior experience in a Sourcing and/or leadership level for indirect procurement desired

Prior property management experience.
