Position Summary:

 
Capital Planning responsible for collaborating across the Apartment Divisions (ICAC & ICAD) to prioritize, track, analyze, budget and report on Capital spend/projects. 

Job Duties:

  • Lead the yearly capital planning budget process by performing analytics, reviewing prior year work, accounting classification, asset classification and needs, and loading projects into planning system 
  • Liaison with Development for financial reporting and transferring of projects 
  • Manage all Capital reporting submissions to Corporate SP&A
  • Serve as the division’s primary resource for publishing capital project results 
  • Work with management to prioritize annual capital spend 
  • Key liaison between Maintenance and Apartment Operations.  Additionally, provide superior support to other departments within the division.
  • Perform analytics on maintenance projects (COE and Capital) to ensure maintenance standards are aligned with brand and overall financial responsibilities
  • Manage Planning and Project Management (PPM) system access rights and mapping tables
  • Maintain massive amounts of data used for budget/forecasting purposes
  • Support initiatives related to the improvement or replacement of current budgeting and project management systems.  Perform testing as needed
  • Responsible for leadership and development of direct report(s)
  • Perform special projects and ad hoc analysis as needed.

Minimum Qualifications:

  • BA in Finance-related field or MBA preferred.
  • Capital/Financial planning and Real estate experience a plus.
  • Self-motivated and highly organized team player with keen attention to detail. 
  • Ability to multi-task in a fast paced environment and work independently.
  • Superior communication and time management skills.
  • Expert in Microsoft Excel, including strong modeling capability.
  • Valid driver’s license; valid vehicle insurance.
  • Ability to communicate clearly and effectively in English, both verbally and in writing.  Multilingual ability a plus.
  • Occasional travel required.
  • Ability to work evenings, weekends and holidays. 
  • Regular, consistent and timely attendance is required.
